Property Manager

This is a fantastic career opportunity for an experienced Property Manager to join the City's leading independent estate agency that has a network of five offices providing an exceptional service to their clients and customers. Established nearly 30 years ago, our client is a niche, privately-owned company who have built a significant portfolio of residential development sales, landlords and private clients.

It is very important to our client that their property manager's portfolios are kept between 80 to 100 properties. This is to ensure that they can deliver a first-class service and have the time to carry out inspections (both pre and mid-tenancy).

Key responsibilities:

  • Completing any items or works highlighted by a pre-tenancy inspection
  • Assisting the utility switch provider
  • Sending welcome emails, property information & welcome phone call
  • All maintenance reported, works orders raised, scheduled and completed through maintenance software system - Fixflow
  • Confirming and discussing all works with landlords and securing funds in advance prior to the booking of works
  • Liaising & expediating contractors and any other party for speedy completion of any works
  • Ensuring tenants are regularly kept up to date
  • Submitting insurance claims
  • Dealing with utility and council tax companies and paying bills on landlords behalf when necessary
  • Paying service charges and ground rent, dealing with block management with any account queries and block issues
  • Monitoring each property's certification expiry, raising works orders & liaising with contractors to ensure renewal certification such as but not limited to: GSC, EPC, EICR, Additional or selective licences
  • Booking & conducting property inspections (minimum of 1 per property per annum)
  • Compiling inspection reports, make recommendations for maintenance concerns and send reports to the landlord within 48 hours of the inspection
  • Preparing the landlord, tenant and inventory clerk for check-out
  • Receiving the check-out report and costing for damages, dilapidations etc
  • Negotiating between landlord and tenant for the return of the deposit
  • Ensuring excellent and comprehensive file notes are kept at all times on Reapit
  • Keeping your team and lettings office up to date where required
  • Assisting head of property management with administrative duties and issues and any other tasks handed over.

Requirements and skills:

  • At least 2 years' experience within residential property management
  • ARLA qualifications would be an advantage
  • Excellent customer service skills
  • Excellent communication skills
  • Excellence in terms of maintaining confidentiality
  • Strong administrative, computer skills - experience using Reapit & Fixflow would be an advantage.
  • A strong team player with good interpersonal skills
  • The ability to work under pressure to meet deadlines
  • Ability to build long term relationships.

The salary on offer will be in the region of £34,000. There is also a commission incentive for property inspections where you can earn a further £600 per annum.
