Job Title: Lettings Manager
Location: Coventry (City Centre)
Salary: £38,000 per annum
On-Target Earnings: £45,000-£50,000
Working Hours:
Full-time: Monday to Friday, 9:00am-5:30pm
Alternate Saturdays: 9:00am-1:00pm (Time Off In Lieu provided)

Role Overview
The Lettings Manager will lead the day-to-day operations, overseeing a portfolio of 800+ fully managed properties. Responsible for team leadership, business growth, client relationships, and compliance, the successful candidate will be the driving force behind the lettings division's success.
Key Responsibilities
Branch & Team Leadership
- Lead, motivate, and support a large team of lettings professionals
- Achieve and exceed move-in targets
- Ensure full legal compliance across tenancy documentation and operations
- Collaborate with senior leadership on business growth strategies
- Represent the branch in management meetings, sharing KPIs and performance updates
- Deliver weekly performance reports to senior management
Client Relationship Management
- Build and maintain strong relationships with landlords and investors
- Offer tailored advice based on client goals and long-term strategies
Market Knowledge & Appraisals
- Conduct accurate rental appraisals and manage client expectations
- Promote services and identify cross-selling opportunities
- Negotiate fees and terms confidently and professionally
- Produce high-quality property listings with engaging content and photos
Customer Service & Communication
- Respond to enquiries via phone, email, and in-person efficiently
- Manage client interactions both in-office and on-site
- Pre-qualify tenants and arrange property viewings
Tenancy Progression & Compliance
- Negotiate tenancy agreements and manage referencing processes
- Conduct right-to-rent checks and prepare legal documentation
- Ensure all safety certificates and regulations are met prior to move-in
- Liaise with the Property Management team for smooth tenant onboarding
Skills & Experience Required
- Proven experience in a Lettings Manager role
- Strong record of winning new business through effective appraisals
- Confident team leader with motivational and management skills
- Up-to-date knowledge of lettings legislation and compliance requirements
- Excellent verbal and written communication abilities
- Highly organised and detail-oriented, with strong time management
- Comfortable with technology and Microsoft Office tools
- ARLA-qualified (or willingness to obtain)
- Full UK driving licence and own vehicle (essential)
