Weekday Day Porter

Our Client are currently looking for an experienced Day Porter to join a team at a luxury residential estate based in North West London.

Working Monday to Friday with the hours of 10:30am - 7:30pm.

Salary is £29,000 annually (raising to £30,500 annually after probation)

Duties include:

  • During working hours, be available on-site to deal with any emergency that may arise (including any matter considered a danger to residents)
  • To report to the Managing Agents immediately if there is any such situation or breakdown in services such as heating (or defects to the fabric of the buildings)
  • Keep the officially-issued mobile phone turned on and always accessible during working hours and respond promptly to residents' requests and messages. The phone is not to be used for personal calls.
  • Liaise with and monitor maintenance engineers and both the Managing Agent's and residents' contractors to ensure that they heed security provisions, act in accordance with the licence with regard to noise and hours of work, park considerately and only for the time required and in accordance with the site parking regulations, do not damage the common parts and that they leave the buildings and grounds clean and tidy.
  • Oversee tradesmen's deliveries and assist utilities inspectors as required.
  • Distribute all documents concerning the Estate supplied by the Managing Agent to all flats and display circulars on the entrance lobby stand when appropriate.
  • Prepare and maintain a schedule of all service contracts (lighting, entryphone, etc) together with the number of annual service visits.
  • Maintain a register of contact telephone numbers of emergency services, Managing Agent staff, contractors, etc. In coordination with the Managing Agent, call out contractors to deal with emergencies or unforeseen maintenance, when required.
  • Maintain a smart appearance at all times (no smoking and no iPod while on duty) and to be identifiable to all residents by wearing approved clothing supplied by the Estate.
  • Comply with the Employers' Health and Safety Policy and the Code of Safe Practice as supplied by Managing Agents.

  • Regularly patrol both the interior/exterior boundary of each building, including the underground car park, the roadways and the boundary of the Estate.
  • Checking all fire doors are kept shut and report any damage to the common parts/exterior to the Managing Agent for action. You should also check that all perimeter and external doors are security shut and clear up any refuse/litter dropped either in the common parts or grounds generally.
  • Monitoring of the various security doors and CCTV cameras serving the Estate and to react and to report any possible breaches of security.
  • Responsible for the security of the main entrance doors, vehicle and pedestrian gates at the Estate.
  • Check all common parts lights to ensure they work and replace bulbs where necessary. This is to be carried out on a bi-weekly basis
  • Responsible for parcels, packages, recorded delivery letters sent to residents and ensuring that residents are notified of such deliveries and that arrangements are made for delivery.
  • Maintain records regarding the holding of keys and other procedures which may be required (see separate section regarding control of keys). The attendance of all visitors and contractors should be noted in the log book.
  • Ensure that all flower beds and lawns remain clear of rubbish and watered according to seasonal instructions.
  • To remove all refuse and recycling waste from residents each morning and dispose of in the relevant areas. Clean out bins monthly
  • To place all refuse from the bin stores of the blocks of flats out for collection by the Council on the relevant days. Also place the refuse and recycling bins of the houses out for collection on the relevant days and place back into the correct area.
  • Keep the garage area and all access routes to the garage clean and clear.
  • To clean all signs and lights and lampposts on the Estate.
  • Jet hose/clean/grit/sweep all pathways, roadways, gullies etc.
  • To clean communal internal areas, including hovering of carpets, polishing brass work, dusting etc. at the Estate on a daily basis.
  • Clean all windows and glass, which are accessible in accordance with health and Safety requirements.
  • Carry out any remedial repairs at the Estate as a whole.
  • Carry out duties as directed by the Managing Agent.
  • Maintain vigilance at all times and ensure that the property is well cared-for.
  • Ensure that automatic closing systems on doors to common parts are functioning correctly and that front doors are not being propped open inappropriately.
  • Ensure that the gates at the entrance to the property are kept closed.
  • Key handling and management
  • Maintain a parking register, distribute and manage the parking of cars in the grounds according to rules of the Parking Scheme supplied by the Managing Agent.
