Our client based in Central London is looking or a Temporary Home Ownership Officer to ensure that the Right to Buy provisions of the various Housing Acts are properly and effectively implemented; to prepare service charge accounts in accordance with relevant legislation.You will develop a customer orientated service providing advice and information to residents wishing to purchase, or having purchased their homes.
You will also be responsible for the below:
- Carry out formal S.20 consultation with leaseholders in respect of services and major works programmes in accordance with legislation, issuing notices and supporting information as required.
- Ensure all enquiries and applications relating to home ownership under the Right To Buy legislation receive appropriate responses and are dealt with in accordance with legislative requirements; in liaison with Surveyors and the City Comptroller to arrange valuations, provide information to meet conveyancing requirements, and ensure all sales and offer documentation includes adequate information about service charges.
- Calculate and prepare accurate estimated and actual leaseholder/freeholder service charge accounts and ensure all service charge schedules are issued in the required format and within statutory target times.
- Monitor and collect service charge arrears ensuring home visits are made to interview residents when required and instigate and follow up legal proceedings as necessary.
- Advise owners of all options for payment of service charges, ie service charge loans, standing orders.
- Administer and carry out the Corporation of London's Buyback scheme.
- Carry out critical reviews of financial information supplied to ensure that it provides a proper basis for calculation of charges.
