Our client is seeking a reliable, skilled, and proactive Handyman / Maintenance Operative to join our team at a prestigious private residential block in South West London. The successful candidate will be responsible for ensuring the property is maintained to a high standard, carrying out a wide range of general maintenance and repair tasks, and supporting the building management team in day-to-day operations.
Key Responsibilities
- Perform routine maintenance and repairs across the property including plumbing, carpentry, painting, basic electrical work, and general DIY.
- Respond promptly to reported issues from residents or the property manager and complete repairs efficiently and to a high standard.
- Conduct regular inspections of communal areas, plant rooms, and building exteriors to identify and address maintenance needs.
- Ensure communal areas such as hallways, gardens, car parks, and bin stores are kept clean, safe, and well-maintained.
- Assist with furniture moves, deliveries, and light refurbishment tasks as required.
- Liaise with external contractors and service providers when specialist work is needed.
- Maintain accurate records of work carried out, materials used, and report on recurring maintenance issues.
- Monitor and maintain tools and equipment, ensuring they are in good working order and safely stored.
- Support fire safety and health & safety procedures, including regular checks (emergency lighting, smoke alarms, fire doors, etc.).
Requirements
- Proven experience in a similar handyman, maintenance, or facilities role, ideally within a residential or block management setting.
- Practical skills in carpentry, plumbing, painting, and minor electrical work.
- Strong problem-solving ability with a proactive and "can-do" attitude.
- Excellent communication and interpersonal skills; courteous and professional manner when dealing with residents.
- Ability to work independently, manage time effectively, and prioritise tasks.
- Physically fit and able to carry out manual tasks, including lifting, bending, and using ladders safely.
- Basic IT literacy (email reporting, online maintenance logs).
- Right to work in the UK.
Desirable
- Trade qualification(s) or relevant certifications (e.g., City & Guilds, NVQ).
- Experience working with block management companies or private residential developments.
- Awareness of health & safety regulations, COSHH, and fire safety procedures.
