Job Overview:

We are seeking a diligent and detail-oriented Property Accountant to join our client's dynamic team within the real estate sector. The ideal candidate will be responsible for managing financial records, ensuring accurate and timely accounting for a diverse portfolio of properties. Key Responsibilities:

  1. Financial Reporting and Analysis:
  • Prepare and present monthly, quarterly, and annual financial reports for property portfolios.

  • Conduct variance analysis and provide insights on financial performance.

  • Ensure compliance with relevant accounting standards and regulations.

  1. Property Accounting:
  • Manage day-to-day property accounting activities, including accounts payable, accounts receivable, and general ledger entries.

  • Reconcile bank statements and ensure the accuracy of financial records.

  • Maintain accurate records of tenant leases, rent rolls, and service charges.

  1. Budgeting and Forecasting:
  • Assist in preparing annual budgets and periodic forecasts.

  • Monitor and report on actual performance against budget and forecast.

  • Collaborate with property managers to develop realistic financial plans.

  1. Service Charge Accounting:
  • Prepare service charge budgets and reconciliations.

  • Ensure timely collection of service charges from tenants.

  • Address tenant queries regarding service charge accounts and budgets.

  1. Tenant and Client Relations:
  • Serve as the main point of contact for tenants and clients on financial matters.

  • Provide support and advice to clients regarding their financial queries and concerns.

  • Liaise with tenants to resolve any financial disputes or discrepancies.

  1. Compliance and Audit:
  • Ensure compliance with all internal policies and external regulations.

  • Coordinate with external auditors during the audit process.

  • Implement audit recommendations to enhance financial controls and procedures.

  1. Cash Flow Management:
  • Monitor and manage cash flows for property portfolios.

  • Ensure timely payment of property expenses and disbursement of funds to clients.

  • Prepare cash flow forecasts to anticipate funding requirements.

  1. System and Data Management:
  • Maintain and update property management accounting systems.

  • Ensure the accuracy and integrity of financial data.

  • Implement process improvements to enhance efficiency and accuracy.

  1. Ad Hoc Projects:
  • Assist with special projects and financial analysis as required.

  • Support the finance team with other duties as necessary.

Key Skills and Qualifications:

  • Part-qualified or fully qualified accountant (ACCA, CIMA, ACA) or equivalent.
  • Proven experience in property accounting or a similar role within the estate agency sector.
  • Strong knowledge of property management accounting systems and software.
  • Proficiency in Microsoft Excel and other accounting software.
  • Excellent organizational and time management skills.
  • Strong analytical and problem-solving abilities.
  • Exceptional communication and interpersonal skills.
  • Ability to work independently and as part of a team.
  • High attention to detail and accuracy.
  • Knowledge of UK property law and taxation is advantageous.
