Purpose of the Role - Building Surveyor:
Responsible for managing capital works, reactive maintenance, and void property inspections across Council-owned housing. Ensure high-quality service delivery, contractor performance, budget control, and customer satisfaction.
Key Responsibilities of Building Surveyor:
Prepare contract and tender documents, specifications, and schedules of work.
Conduct stock condition and feasibility surveys.
Carry out inspections on void and tenanted properties; prepare work scopes.
Oversee delivery of reactive and planned maintenance services.
Monitor contractor performance and ensure compliance with Council policies, budgets, and legal standards.
Respond to complaints and liaise with tenants and stakeholders.
Ensure health & safety compliance (CDM, Asbestos, etc.).
Prepare reports on budgets, contract progress, and performance.
Contribute to policy development and procurement processes.
Essential Experience & Knowledge:
3+ years in building/surveying.
Strong knowledge of building regulations, H&S (CDM, asbestos), repairs & maintenance.
Experience in contract administration, procurement, and budget management.
Familiar with Decent Homes Standard and Schedule of Rates.
Qualifications for Building Surveyor:
HNC or equivalent in Building Construction (or 5+ years' relevant experience).
Accredited Energy Assessor & HHSRS qualification desirable.
CSCS cardholder.
AutoCAD experience preferred.
