Salary: £23,000- £26,000 Basic - £30,000 OTE

Days/ Times: Monday- Friday- 8:45- 17:00

Our client, is a leading lettings and property management business based in Nottingham, specialising in managing a diverse portfolio of residential properties. With a reputation for excellence and commitment to providing exceptional service to both landlords and tenants, they are dedicated to ensuring the smooth operation and maintenance of properties under their care.

Position Overview:

We are seeking a dynamic and motivated individual to join our client's team as a Lettings Negotiator and Property Inspector. This hybrid role involves managing the rental process from start to finish and ensuring that properties meet their high standards. The successful candidate will have excellent communication skills, a keen eye for detail, and the ability to build strong relationships with landlords, tenants and contractors.

Responsibilities:

Lettings Negotiator:

1. Client Relationship Management:

  • Build and maintain strong relationships with landlords and tenants.
  • Conduct property viewings with prospective tenants
  • Negotiate rental agreements and terms between landlords and tenants.

2. Marketing and Promotion:

  • Create engaging property listings and marketing materials
  • Utilize various platforms and social media to advertise available properties and even be the star of the show on video content

3. Administrative Duties:

  • Manage tenancy applications, referencing and rental agreements
  • Ensure compliance with all relevant legislations and company policies
  • Maintain accurate records of all transactions and communications

4. Customer Service:

  • Provide exceptional service to clients throughout the lettings process
  • Handle inquiries and resolve promptly and professionally

Property Inspector:

1. Property Inspections

  • Conduct regular property visits to ensure they meet health and safety standards and are well maintained
  • Document and report any issues or repairs to the property management team

2. Inventory/Checkout Management:

  • Prepare detailed inventory/checkout reports at the start and end of a tenancy
  • Ensuring that our properties comply with current gas, electric and fire regulations
  • Creating move in videos

Experience & Qualifications:

  • Minimum of 12 months experience in lettings or property management, working in a high-volume environment.
  • Strong understanding of property management principles, practices, and legal requirements.
  • Excellent organisational skills with the ability to prioritise and manage multiple tasks effectively.
  • Proven ability to work autonomously and take initiative in problem-solving.
  • Exceptional communication and interpersonal skills, with the ability to build rapport with clients and colleagues.
  • Detail-oriented approach with a focus on accuracy and compliance.
  • Proficiency in relevant software applications and management systems.
  • A proactive and adaptable mindset with the ability to thrive in a fast-paced environment.
  • Commitment to delivering exceptional service and exceeding client expectations.
  • Full UK Driving license and own transport essential.
