We have a fantastic opportunity for a Sales Manager to join our team in Vistry Kent covering sites across East Kent, to include, Thanet, Hythe and Herne Bay. As our Sales Manager you will be responsible for utilising all the regions sales tools to deliver set volume, turnover and profit targets as set by the Director of Sales & Marketing. To recruit, motivate, manage and develop a team of directly employed sales staff and to secure sales in line with targets on mixed tenure developments. To utilise Keys, COINS and other internal systems & procedures to ensure that all lead management and sales opportunities are maximised. Working with all disciplines within the business to ensure a smooth, consistant and collaborative approach.
The successful candidate will have managerial experience within the industry.

5 GCSEs / GCE including Mathematics and English (at C grade or above).

A Levels in any discipline.

Experience in a similar property sales role with experience of managing a team

Proven ability to meet and exceed sales targets

Relevant management experience working for a residential house builder within a sales environment.

Relevant Customer Service and Sales training.

Good knowledge and usage of CRM systems and web portals
-
Strong commercial and business awareness
-
Ability to coach, mentor and retain a sales team

Ability to plan, organize and prioritise workload
-
Strong attention to detail

High level of emotional intelligence and resilience

Strong planning and organisational skills.

To train, motivate and lead the on site sales teams to deliver agreed sales performance targets.

Maintains an effective line of communication between Sales Management and Sales Consultants.

To ensure that presentation on site is maintained at a consistent level at all times.

To ensure that the sites are appropriately manned at all times.

To ensure that accurate information is conveyed to purchasers, prospective purchasers and their external agents in accordance with current legislation

To exercise tight deal control on all plot sales to ensure maximum retention of profit.

To control and monitor plot conveyancing to ensure exchanges occur within agreed timescales.

To identify required plot releases and make recommendations on pricing on all sites in light of sales performance and competitor activity.

To work with third party suppliers (Mortgage advisors, Solicitors and Estate Agents) to ensure the site is operated at optimum efficiency and they are operating within agreed guidelines.

To conduct monthly reviews, and an annual appraisal for all sales consultants

To ensure that health and safety on site is maintained as per the approved health and safety procedures.

To monitor all applicable competitors in terms of sales rate, pricing and product availability.

To monitor the listings on the Countryside Homes Website and third parry portals and report any issues direct to the Director of Sales & Marketing

Complete weekly and monthly reporting

Monthly delivery of unit, profit and turnover

Delivery of financial year completions

Timely and accurate sales release forms
