As a Senior Surveyor, you will oversee the East & South St James's portfolio, ensuring the effective management of properties while prioritising compliance, tenant satisfaction, and operational efficiency.

Key Responsibilities:

  • Promote a culture of health and safety compliance, prioritising safe operation and working practices across allocated assets.
  • Cultivate strong customer relationships, providing exceptional experiences from entry to exit to enhance tenant satisfaction and retention rates.
  • Foster positive relationships with third-party contacts, including contractors, local community organizations, and small business groups.
  • Manage services, lease enforcement, and application processing, offering strategic recommendations and resolving disputes effectively.
  • Coordinate property maintenance, compliance, and health & safety reporting in collaboration with facilities management and suppliers.
  • Prepare, review, reconcile, and recharge service charge budgets to ensure financial transparency and efficiency.
  • Serve as a direct interface with clients, providing regular updates and reports while supporting the Associate Director.
  • Assist with leasing activities and information coordination, contributing to the achievement of business plan objectives and KPI support.
  • Conduct regular property inspections to uphold asset quality and ensure tenant compliance with lease terms.
  • Implement sustainable practices to enhance property efficiency and reduce operational costs.
  • Mentor and provide on-the-job training to junior colleagues to support their professional development.

Qualifications, Experience, and Skills:

  • MRICS certification with a minimum of 2 years of post-qualification experience.
  • Extensive property management experience, particularly with office and retail properties.
  • Desirable experience in people management for surveyor oversight and team development.
  • Crisis management and emergency response planning experience preferred.
  • Advanced negotiation skills for effective lease negotiations and tenant dispute resolution.
  • Familiarity with real estate software systems for property management.
  • Strong understanding and application of Landlord and Tenant legislation.
  • Proficiency in lease interpretation and service charge management.
  • Excellent communication skills with a commitment to delivering outstanding customer service.
  • Effective task prioritisation and time management abilities.
  • Analytical proficiency, particularly with Excel, for data-driven decision-making.
  • Experience managing large, multi-tenant buildings and thorough knowledge of health and safety requirements.
  • Proactive problem-solving skills to address potential issues promptly.
  • Adaptability to evolving market conditions and regulatory changes.
  • Leadership qualities that inspire teamwork and foster accountability.
