We are looking for a Building Manager / Concierge to work on a large estate of 190 units. You will be the main representative on site, working closely with an experienced block management team. Requirements:
- Minimum of 2 years building manager / concierge experience - Experience with reporting directly to clients - Experience of liaising with tenants, contractors and local authorities - Experience executing basic handyperson tasks - Experience monitoring contractor works Job role: - Experience monitoring contractor works - Providing leading customer service to the residents, leaseholders and visitors at all times -
Responding to resident issues and resolving them - Directly reporting to clients as necessary - Collaborating with colleagues, sister companies, other stakeholders as necessary - Identifying issues and executing basic handyman tasks - Overseeing contractors onsite, keeping disruption to residents to a minimum
- Attention to detail, spotting issues before they become real problems - Performing caretaker duties, and monitoring and maintaining estate services and equipment - Liaising with postman and other delivery service companies -
Keeping the estate internal and external communal areas tidy and free of litter and debris - Keeping accurate and detailed logs of activities, tasks and works carried out on the estate and compiling reports as necessary -
Escalate issues to the Estate Manager for resolution - Ensure Health and Safety issues are resolved urgently - Supervising the estate and reporting/ escalating instances of antisocial behaviour - Monitor and manage refuse collection, including moving of bins - On ad hoc basis carrying out any additional reasonable requests not listed above Examples of handyperson tasks: (Examples, include but are not limited to the below) -
Laying missing sections of carpet - Affixing door thresholds - Skirtings - Repairing doors - Locks gates - Windows, handrails - Sorting out basic plumbing issues such as blocked sinks - Stopping leaks before specialist plumbers get on site - Having experience and skill in carrying out basic electrical tasks - Carrying out weekly AOV testing - Carrying out monthly emergency lights' testing Working arrangements: - Ensure Health and Safety issues are resolved urgently - Working from site, and occasionally working at other locations as required - Working days; Monday to Friday 0800 - 1700
