Purpose of the role

  • To provide Technical Leadership to an FM Operations team to deliver strong management of client Assets by implementing proper maintenance strategies, appropriate maintenance programs, effective CMMS management
  • To provide technical expertise and technical advice to EMEA client team when managing Asset Life Cycle and replacement
  • To ensure FM team remain compliant with EHS, Energy and any statutory maintenance obligations across an EMEA portfolio

Core Responsibilities:

Asset Management

  • Verify and update all EMEA site Asset Lists and ensure they remain current
  • Verify all EMEA sites Scope of Work to manage scope creep
  • Ensure maintenance programs and schedules are appropriate for contract
  • Monitor and manage site Statutory Compliance in regard to maintenance activities. Quickly correct and update maintenance practices where necessary
  • Create/Update/Manage Asset Life Cycle Management model

Vendor Management

  • Actively Manage Technical Services vendors for contract
  • Carry out regular performance reviews with vendors, optimizing performance, developing relationships and ensuring competence of technicians

Financial

  • Support FMs to prepare monthly cost projections for technical services and review against budgets
  • Actively provide direction on cost reduction and innovation
  • Review Technical service budgets against costs incurred monthly costs to actively manage costs
  • Develop rolling CAPEX plan/budget and implement life cycle costing and analysis

Legal Compliance

  • Ensure Legal Compliance for maintenance of client Assets included within FM contract for EMEA region
  • Report to client all non-compliance of EMEA sites and provide solutions to resolve in a timely manner
  • Work with FMs to correct all non-compliance issues and report monthly

Staff Management

  • Build good working relationship with Operational Management teams at Regional and FM levels
  • Build team network for supporting on technical issues and providing quick resolution to technical problems
  • Technical Engineering Support: Provide technical expertise and support for engineering projects, including the design, implementation, and maintenance of systems and processes.

Client Relationship & Management

  • Build a strong relationship with client team at all levels
  • Collaboration and Communication: Foster a collaborative working environment by effectively communicating with internal stakeholders, including management, employees, and external agencies, to ensure alignment on EHS and technical engineering objectives.

EHS

  • Continuous Improvement: Drive continuous improvement initiatives in both EHS and technical engineering areas, leveraging best practices and innovative solutions
  • Risk Assessment and Mitigation: Conduct regular risk assessments and hazard analyses to identify potential safety and environmental risks, implementing corrective actions and preventative measures.
  • Respond and support FM team with complaints regarding noise, temperature, humidity, environment etc
  • Act as a member of the emergency response team (ERT) and crisis management team. Support volunteer ERTs and related response capabilities to meet EHS Standards and site needs at Facilities
  • Manage vendor compliance for all vendors in EMEA to ensure they are accurate and in date (Risk assessments, Method statements, insurances, Vendor training records, vendor inductions, vendor qualification and certifications

Qualifications, Skill & Experience

  • Engineering qualification in Building Services, Mechanical or Electrical disciplines.
  • Time served engineer with management experience in a Technical role
  • Experience managing large Office portfolios across EMEA
  • Technical Services Delivery in a high-quality, multi site environment
