We are seeking a dynamic Leasing Manager to lead a leasing team in a first-class BTR environment, delivering exceptional service, maximising occupancy, and achieving revenue goals. This role is perfect for candidates with a strong background in Build to Rent or Co-Living who are motivated to drive leasing performance, manage tenant relationships, and uphold the highest standards of customer service.
Key Responsibilities
Operational and Compliance
- Manage tenant application processing and lease document approval.
- Oversee leasing operations to achieve occupancy and revenue targets, including renewals in line with the business plan.
- Collaborate with the Customer Service team to ensure seamless move-in processes, with units ready for immediate occupancy.
- Monitor market conditions, track competitors' lease rates, and apply insights to maintain occupancy.
- Offer residents additional value-add services to enhance their living experience.
- Maintain a comprehensive understanding of tenancy expiry dates to optimise void management.
- Regularly report on leasing activities to stakeholders, highlighting occupancy, revenue, and any operational insights.
- Work with Customer Service and Facilities teams to deliver an outstanding arrival and departure experience.
- Tour and lease apartments to maximise occupancy and income.
- Build strong relationships with senior team members, stakeholders, and clients.
- Engage in continuous improvement by identifying and implementing operational enhancements.
People Management
- Lead a motivated, goal-driven leasing team alongside the management team to achieve and exceed performance targets.
- Oversee the recruitment, hiring, and training of new leasing staff, ensuring a high level of professionalism and customer service.
- Foster a supportive and ambitious work environment that values results and team achievement.
Customer Experience
- Prioritise an exceptional resident experience, aiming to make residents enthusiastic ambassadors for our community.
- Deliver a front-of-house experience that consistently anticipates and exceeds expectations.
- Handle complaints with empathy and celebrate successes with humility, supported by established procedures.
- Actively engage with residents, seeking feedback to ensure their continued satisfaction and identifying trends for continuous improvement.
Commercial and Estate Management
- Oversee the broader estate, including relationships with commercial tenants.
- Collaborate with the accounting team to ensure timely payments and financial oversight.
- Work closely with estate management to ensure smooth operations across the estate and foster positive relationships with all commercial tenants.
Qualifications and Skills
- Significant experience in a Leasing or Lettings Manager role within the Build to Rent or Co-Living sector.
- Proven track record in managing teams, operations, and achieving occupancy and revenue targets.
- Exceptional customer service orientation, with a proactive approach to resident satisfaction and engagement.
- Strong understanding of the rental market and competitor activity to drive informed decision-making.
- Excellent communication and relationship-building skills across all levels of the organisation.
