Are you a proactive and motivated individual seeking an exciting role within Harrow Council? We invite you to join our dynamic team as a Resident Services Manager (Leasehold).
Role Purpose:
As the Resident Services Operations Manager, you will play a pivotal role in ensuring the accurate calculation and compliance of annual service charges and major works bills with legislation. This includes verifying that all relevant documentation supports the service charges. Additionally, you will provide exceptional customer service to leaseholders, particularly in explaining service charges and resolving any disputes that may arise. Your excellent communication skills and conflict resolution abilities will be essential in maintaining transparency and fairness in managing service charges.
You will oversee the day-to-day management of Homeownership services for 1,200 leaseholders, supported by a team of four Leasehold Services Officers. Your responsibilities will include, but are not limited to:
" Right to Buy applications
" Pre-assignment processes, including Sellers Information Packs
" Handling alterations and general lease enquiries
" Enforcing lease terms
" Collecting service charges
" Managing anti-social behaviour (ASB) issues
A thorough understanding of relevant legislation and case law is crucial, including managing section 20 consultation processes to ensure full cost recovery and value for money for leaseholders.
Other Requirements
" A housing or management qualification or equivalent experiential learning and proven achievement.
" IRPM/CIH qualification or working towards desirable Working knowledge and experience of Microsoft office- Excel and/or word
" The job involves travel for business purposes: Possess a full driving licence and the use of a car for work purposes.
" Working outside normal working hours and attendance at evening meetings
" The post holder will be required to work flexibly by hot desking in the office and working from home in accordance with our flexible working policy and the needs of the service.
