Job Role: Property Manager
Location: Bristol
Salary: £25,000-£30,000 DOE
A fantastic opportunity has arisen for a Property Manager to join a well established firm in Bristol.
Looking for a high calibre individual to look after a large portfolio of student and professional properties, the ideal candidate for the role will have a strong Property Management background and will be keen to join a forward thinking firm.
The Job
- Managing approx. 250 properties, but with 2 PM assistants within the team of 6
- Working closely with the portfolio Landlords to understand their individual requirements and build a solid working relationship
- Liaising with tenants and helping them to understand what is their responsibility and what is the landlords
- Ensuring a balance between Landlord spend, servicing the Landlords' tenant and maintaining the value/standard of the Landlords' property going forward
- Instructing maintenance, getting quotes, managing overseeing and signing off contractors works
- Carrying out property inspections and check outs
- Dealing with deposit processing, returns and disputes
Essential qualities
- Well organised and prepared
- Good solid organised administration skills
- Working within time limits
- A basic knowledge of how a house/property works/operates
- Good confident customer service skills
- Problem solving and using initiative
- A calm personality able to deal with different situations is essential
- Able to work calmly and efficiently during busy periods when under pressure
- Ability to organise their portfolios maintence and diary on a day to day basis whilst planning for future busy period such as check outs and deposit returns
- Positive, conciliatory attitude with the ability to listen, hold the initiative and deal with parents, tenants and landlords
