Portfolio Manager

Swift Placements are working with a client based in Leeds who, due to recent expansion, are looking to recruit an experienced Portfolio Manager to join their team.

Are you ready to take on an exciting role managing a property portfolio and maximising office income? They are looking for a dedicated Property Manager to ensure the smooth operation and retention of their properties and clients.

Duties would include, but it not limited to: -

  • Effectively manage the property portfolio to optimise office income while retaining properties and clients.
  • Promptly and efficiently handle all property maintenance issues to avoid unnecessary delays.
  • Communicate with landlords and negotiate with contractors to ensure necessary works are completed satisfactorily.
  • Prioritise and arrange repairs in line with their terms of business, maintaining strong and prompt communication with landlords.
  • Ensure all managed properties comply with current legislation regarding gas safety, fire safety, furnishings, electrical safety, EPCs, HMOs, and non-resident landlords.
  • Collaborate with team members to ensure seamless check-in and check-out processes.
  • Conduct property inspections, report findings to landlords, and arrange any necessary remedial works or follow-up visits.
  • Manage all tenancy renewals and related negotiations.
  • Handle deposit returns and manage any dispute negotiations.
  • Chase overdue rental payments to ensure timely collection.
  • Manage all post-let correspondence with landlords.
  • Ensure all data is accurately entered into the system and keeping reports up to date.
  • Maintain comprehensive property management notes to track the progress of maintenance issues.
  • Notify utility companies of new tenants and occupant changes, including forwarding all meter readings.
  • Monitor contractor performance and the progress of maintenance issues, ensuring satisfactory completion before payment.
  • Oversee the property diary system to ensure timely completion of reminders, gas safety inspections, management visits, and tenancy renewals.
  • Assist with overflow business, including call handling, viewings, and booking appointments.
  • Demonstrate high standards of professionalism at all times.

Required skills and experience: -

  • Proven experience in property management or a related field.
  • Strong organisational and communication skills.
  • Ability to multitask and prioritise effectively.
  • Familiarity with property management software
  • Knowledge of current property legislation.

For the successful postholder, the excellent benefits package including:

  • Position: Portfolio Manager (Full-time, Permanent)
  • Location: Leeds, West Yorkshire
  • Schedule: Monday - Thursday, 08.45am -17.45pm (one hour lunch). Friday, 08.45am -17.15pm (30 minutes lunch). Saturday two on/two off (10.00am -14.00pm). Once two Saturdays have been worked then a day off in lieu to be taken in the following fortnight.
  • Salary: £24,000 - £25,000 DOE
