We are seeking a highly motivated and experienced Property Manager to be primarily based in our head office in Swindon, reporting to one of our Director's, tasked with the uphold of our core values of honesty, family, hard work, reliability, and environmental sustainability. The successful candidate will manage a diverse portfolio of properties, ensuring exceptional maintenance, tenant satisfaction, and financial performance. This role is ideal for someone with excellent communication skills, meticulous attention to detail, and a robust understanding of the UK property market.

Day-to-day of the role:

Property Management:

  • Oversee the operations of residential and commercial properties.
  • Maintain properties to high standards, ensuring compliance with health and safety regulations.
  • Conduct inspections and coordinate repairs and maintenance.
  • Manage planning permission submissions.
  • Occasional, but not regular, travel to other depots spread from Tewkesbury to Cardiff.
  • Monday to Friday - 8:30am - 17:00pm

Tenant Relations:

  • Act as the primary contact for tenants.
  • Address tenant inquiries, complaints, and disputes professionally and promptly.
  • Oversee tenant move-ins and move-outs, lease agreements, and deposits.

Financial Management:

  • Develop property budgets and achieve financial goals.
  • Handle rent and service charge collection, ensuring punctuality.
  • Deliver regular financial reports to stakeholders.

Marketing and Leasing:

  • Create marketing strategies to attract and retain tenants.
  • Conduct viewings and handle leasing negotiations.
  • Keep records of property occupancy and availability up-to-date.

Compliance and Legal:

  • Guarantee property compliance with local laws and regulations.
  • Stay updated on property law changes and apply necessary updates.
  • Manage lease agreements and renewals with legal compliance.

Vendor and Contractor Management:

  • Coordinate with vendors and contractors for maintenance and repairs.
  • Negotiate contracts and oversee work quality.
  • Evaluate performance and maintain service provider relationships.

Required Skills & Qualifications:

  • Proven experience as a Property Manager.
  • Strong understanding of property management and its financial aspects.
  • In-depth knowledge of all laws, rules and regulations surrounding property management.
  • Competency in MS Office and relevant databases and software.
  • Customer focus and bottom-line orientation.
  • Interpersonal savvy with strong communication and presentation skills.
  • Well organized with excellent time management skills.
