Lettings Coordinator - £26,000 + OTE £28,000 - Bristol

An exciting new opportunity has arisen for a motivated individual to join our award winning and expert tenancy co-ordination and renewals team in Clifton.

Our client is looking for a highly organised and proactive Lettings Co-ordinator to join their dynamic team.

The Job:

This role involves working closely with both the Tenancy Co-ordination team and the Tenancy Renewals team to ensure a smooth and efficient process for managing both student (as well as some professional) tenancies.

The successful candidate will be responsible for negotiating and coordinating tenancy renewals for their student tenancies, supporting the co-ordination of upcoming student tenancies, managing Rent & Legal protection policies, and assisting with tenancy deposit returns for our Let Only & Rent Collection tenancies

Key Responsibilities:
Tenancy Renewals Management:
oNegotiate and manage tenancy renewals for student tenancies.
oCoordinate communication between tenants and landlords to ensure successful renewals.
oDraft and oversee the signing of tenancy renewal agreements.
Tenancy Co-ordination Support:
oAssist the Tenancy Co-ordination team with tasks related to upcoming tenancies (in particular the student tenancies).
oComplete Right to Rent checks with prospective tenants.
oChase outstanding documentation from tenants and landlords.
oDraft and prepare tenancy agreements.
RLP Policy Management:
oManage the setup and renewals of Rent & Legal protection policies.
oEnsure all policies are up-to-date and compliant with regulations.

Tenancy Deposit Administration:
oSupport the team in administering tenancy deposit returns for Rent Collection and Let Only tenancies.
oLiaise with Landlords to accurately understand and then instruct deposit returns (including any deductions necessary).
The Candidate:

Experience and Knowledge:
oPrevious experience in a similar role within the property or lettings industry would be advantageous however full training would be provided.
oUnderstanding of tenancy laws and regulations, particularly Right to Rent checks would be preferable however full training would be provided.
oFamiliarity with Rent & Legal protection policies would be preferable however again full training would be provided.
oStrong interpersonal skills with the ability to build positive relationships with colleagues, tenants, and landlords.
oCustomer-focused approach with a professional and approachable demeanour.
oExcellent written and verbal communication skills.
oStrong negotiation skills with the ability to mediate between tenants and landlords.

Preferred Qualifications:
Relevant qualifications in property management, law, or a related field.
Experience with property management software and tools.
Knowledge of the local property market.
