Company Overview:
Our client is one of Nottingham's longest established businesses. The family run, award winning estate and lettings agent are on the lookout for an experienced Property Manager to join their busy, proactive tam. The Property Manager provides day to day management of the business's student property portfolio.
Position Overview:
The role has primary responsibility for a specific proportion of the portfolio. The post-holder will provide secondary support for other proportion(s) of the portfolio. The role has individual responsibility for managing the student portfolio via a 360-degree approach, from assisting with marketing, to inspections, repairs, and tenancy management. You will have full management of a student portfolio of approximately 120 properties ranging from 1-9 bedrooms.
Key Responsibilities:
- Facilitate the lettings process, including property tours, application processing, and contract signings.
- Build and maintain positive relationships with student tenants, addressing their concerns and ensuring a positive living experience.
- Oversee the maintenance and upkeep of student housing units to ensure they meet high standards of safety and cleanliness.
- Coordinate with maintenance staff and contractors to promptly address repairs and maintenance issues.
- Periodic and final inspections, overseeing any minor/major works required following the inspections.
- Deposit compliance.
- Develop and implement marketing strategies to attract and retain student tenants.
- Collaborate with marketing teams to create engaging promotional materials and advertisements.
- Stay informed about local housing regulations and ensure the property is in compliance with all relevant laws.
- Implement and enforce property policies, rules, and regulations.
- Address and resolve tenant disputes and conflicts in a fair and timely manner.
- Mediate between tenants and ensure a harmonious living environment.
- Report any potential breaches, including weaknesses in current systems, to the Partnership.
- Ensure personal data (client and employee) is secure, held and properly utilised in accordance with the principles of the Data Protection Act.
- Work at all times within strict confidentiality guidelines and the principals of the Data Protection Act (1998).
- Maintain accurate records of leases, rent payments, and tenant communication.
- Prepare and distribute regular reports to property owners and stakeholders.
- Act as a liaison between the property management team and the student community.
- Identify areas for improvement in property management processes and implement effective solutions.
- Stay updated on industry trends and best practices in student housing management.
Requirements:
- Prioritise all client communication and ensure it is actioned in a timely way and in accordance with company procedures.
- Maintain all computer and paper files in accordance with company standards
- Ensure the Health and Safety manual is followed, and the office is kept clear and presentable, clear of obstructions at all times, ensuring that all deliveries, parcels, post and messages are given to the appropriate person promptly.
- Undertake any other reasonable duties as directed by your line manager.
Experience & Qualifications:
- Experience in student property management/ lettings- essential
- Knowledge of RICS/ARLA guidelines and adherence to compliance
- ARLA Qualification or willingness to complete relevant property management qualification
- Knowledge of relevant Landlord/Tenant legislation
- Experience using Focus Microsystems/ MRI Sales & Lettings Software- beneficial
- Provide outstanding customer service
