Salary; £40,000 - £50,000 + Company Car

Location; Hull, York or Barrow in Furness

As a Commercial Manager, you will take charge of the commercial management of a diverse portfolio of projects or a significant single project. Your role will include overseeing the management and development of project surveyors, as well as trainee and assistant surveyors, ensuring the successful commercial execution of projects.

Key Responsibilities:

  • Contract Analysis & Negotiation: Conduct thorough analysis of proposed contract terms, recommending alternative terms where necessary to mitigate risks. Oversee the procurement process for all subcontracted works.
  • Subcontract Management: Provide expert advice on the use of standard subcontract forms across all projects.
  • Payment Management: Oversee the management of interim payment applications, ensuring the timely issuance of client payment certificates and receipts.
  • Time Claims Management: Manage extension of time claims and coordinate with the planning department to ensure alignment.
  • Commercial Briefings: Ensure all on-site team members receive a comprehensive commercial briefing.
  • Record Keeping: Notify the project team of required records to substantiate additional payments, and ensure meticulous maintenance of these records.
  • Variation and Claims Management: Measure, evaluate, and agree on variations, and assess formal claims issued by subcontractors.
  • Subcontractor Payments: Manage subcontractor payments, issue payment notices timely, and assess interim and final accounts based on work executed and claims.
  • Project Documentation: Ensure all handback documentation is completed and issued by subcontractors.
  • Financial Reporting: Prepare and issue accurate monthly cost forecasts and cash flow reports.
  • Project Review Meetings: Attend monthly project review meetings to provide commercial insights.
  • Legal and Commercial Awareness: Maintain up-to-date commercial and legal knowledge.
  • Contract Variations: Manage and submit all Main Contract variations promptly.
  • Team Development: Train, coach, and mentor junior commercial staff.

Required Skills & Experience:

  • Negotiation & Leadership: Strong negotiation skills, with the ability to lead and motivate commercial teams.
  • Commercial Strategy: Proven ability to develop and implement commercial strategies to maximize project margins.
  • Communication Skills: Excellent communication skills for effective interactions with suppliers and clients.
  • Educational Qualifications: A relevant degree (1:1 or 2:1) or HNC/HND equivalent is required.
  • Experience: Significant experience in a similar role is essential.
  • Professional Membership: Full membership of the Royal Institute of Chartered Surveyors (RICS) is desirable.
