Job Title: Property Manager / Lettings Negotiator

Location: Bexleyheath

Overview:

Our client is seeking a highly organised and customer-focused Residential Property Manager to join their team. The ideal candidate will possess exceptional communication skills, a strong attention to detail, and a passion for providing excellent service to tenants and landlords. This role involves overseeing residential properties, managing tenant and Landlord relations, conducting property viewings, and ensuring the smooth operation of rental properties.

Key Responsibilities:

Property Management:

  • Oversee a portfolio of residential properties, ensuring they are well-maintained and compliant with regulations.
  • Dealing with landlord and tenant queries
  • Dealing with rent insurance/eviction claims
  • Coordinate repairs, maintenance, and renovations as necessary, liaising with contractors and service providers.
  • Registering deposits and handling end of tenancy disputes between landlord and tenant
  • Conduct regular property inspections to assess condition and identify any issues requiring attention.
  • Act as the primary point of contact for tenants, addressing inquiries, concerns, and maintenance requests promptly and professionally.
  • Facilitate the leasing process, including screening potential tenants, drafting tenancy agreements, and conducting move-in and move-out inspections.
  • Foster positive relationships with tenants to promote tenant satisfaction and retention.
  • Being pro-active in chasing arrears and management issues, whilst updating both tenants and landlords on such issues.

Viewings:

  • Arrange and conduct property viewings for prospective tenants, showcasing properties.
  • Negotiate rental terms and conditions between tenants and landlords.
  • Prepare tenancy agreements, rental applications, and other relevant documentation in accordance with legal and regulatory requirements.
  • Assist with tenant referencing, credit checks, and other screening procedures to ensure the suitability of prospective tenants.

Compliance and Regulations:

  • Stay updated on relevant legislation, regulations, and best practices related to residential property management.
  • Ensure compliance with health and safety standards, landlord-tenant laws, and other regulatory requirements.

Qualifications and Skills:

  • Previous experience in residential property management or a related field is highly desirable.
  • Excellent communication skills, both verbal and written, with the ability to interact effectively with tenants, landlords, and contractors.
  • Strong organisational skills and attention to detail, with the ability to prioritise tasks and manage time effectively.
  • Knowledge of relevant legislation and regulations governing residential tenancies in the UK.
  • Proficiency in property management software
  • A proactive and customer-focused attitude, with a commitment to delivering high-quality service.
  • A full UK driving licence and own car.

This role primarily operates in an office environment but will require travel to properties for inspections and viewings.
