Maintenance Supervisor

The Maintenance Supervisor plays a pivotal role in the Facilities Management (FM) department, supporting planned preventative and reactive maintenance. UReporting to the FM department, this individual will contribute to the development, promotion, coordination, and maintenance of all asset management and environmental systems.

As a trades-trained professional, the Maintenance Supervisor will lead, manage, administer, instruct, and assist Maintenance Technicians in delivering comprehensive maintenance services to all properties. This includes overseeing building fabric, plant, and equipment to ensure the highest standards of servicing and maintenance are provided to our occupiers.

What you will do:

  • Lead the servicing and maintenance of properties in accordance with policies, processes, and procedures, ensuring adherence to best practices.
  • Develop, manage, and monitor planned preventative maintenance (PPM) routines and contribute to departmental activities and guidance.
  • Provide proactive leadership to the maintenance team, managing and assisting technicians in their duties, ensuring daily performance standards are maintained.
  • Monitor staff timekeeping and attendance, applying company policies as necessary.
  • Assist in ensuring services conform to statutory requirements and Codes of Practice, liaising with relevant bodies as needed.
  • Manage day-to-day activities of the maintenance department, ensuring comprehensive daily programs for planned and reactive work.
  • Act as a lead maintenance representative in meetings and liaise with portfolio Facilities Managers.
  • Assist in safety testing, fault-finding, and repairing fixed and portable plant and equipment.
  • Advise on material and stock purchases for efficient and cost-effective maintenance.
  • Liaise with portfolio Facilities Managers to monitor contractor performance for maintenance issues.
  • Assist in maintaining properties throughout their lifecycles, prioritising safety, compliance, and maintenance.
  • Assist in delivering hard and soft services across the Estate, with a sound understanding of mechanical plant operations.
  • Liaise with occupiers, serving as a point of contact for day-to-day property operation matters.
  • Assist in emergencies according to company out-of-hours cover and escalation process.
  • Regularly audit work carried out by Maintenance Technicians, ensuring standards and response times are maintained.
  • Conduct periodic best practice audits to ensure compliance with regulatory requirements and standards.
  • Assist Health & Safety and Sustainability departments in compliance audits and initiatives.
  • Assist in property inspections and projects related to refurbishments or major works.
  • Monitor vacant/void property in alignment with company insurance and H&S policies.
  • Collaborate with various departments to ensure high-level support if offered and propose necessary improvements.
  • Advocate for company values, promoting collaboration, diversity, and inclusion.
  • Undertake role-specific training and continuous professional development.
  • This is a supervisory position, with an expectation of hands-on involvement in daily fault finding and reactive repairs.

What you will need:

  • Completion of a structured trade-specific training program in any mechanical discipline for a minimum of three years.
  • Minimum of five years' post-qualification experience in various built environments.
  • Good awareness of health & safety legislation and experience working with safe systems of work.
  • Experience with Building Management Systems (BMS) is advantageous.
  • Experience in a similar estate or across multiple sites in complex-built environments.
  • Proven track record of delivery as a senior technician in a multi-site organisation.
  • IT literate & once familiarised with company internal systems (including MRI, D365 & M-Files), have the ability to lead on & utilise these systems to a high standard.
  • Systematic/logical approach to task review, problem-solving, and solution implementation.
  • In-depth understanding of relevant building trades, with expertise in multiple disciplines desirable.
  • Ability to prioritise, organise workload, and collaborate within a team to solve problems professionally and with a service-focused approach.
  • Competency in the following systems: Ventilation systems, Water systems, Natural gas systems, Refrigeration systems.
