Salary: £44,300 + £2,621 car allowance

BRC are working with a housing Association in Berkshire who are looking to recruit for a surveyor to deliver planned maintenance projects and major repair improvement projects

You will deliver other component replacement programmes and major repairs. No previous social housing experience is required. Candidates will need to demonstrate technical and administrative competence in initiating, procuring and managing construction or repair contracts, experience in specifying works, and preparing contracts. You will need to demonstrate commercial understanding, pricing methods, and be familiar with relevant forms of contract. A suitable technical qualification is expected.

You will be working in a friendly close-knit team of 6 surveyors and 3 support staff, and work closely with our DLO and other teams. Your work will combine site and desk work, and you will work from home and our Maidenhead office. We make extensive use of IT and run a paperless office. Most of our homes are in or near Maidenhead and we expect you to live within 45 minutes of Maidenhead and to use your own car to undertake site visits. Parking is available at our office, including electric car charging facilities. At present we expect staff to attend our office at least twice a week, working from home on other days.

Main Responsibilities:

  • Prepare specifications and contract documents for individual projects and programmes
  • Ensure that all statutory requirements are met, including Construction Design & Management regulations, and that Building Control and planning requirements are met when applicable
  • Ensure that contracts are signed, and that statutory requirements are met, before work commences
  • Provide cost and project information on a timely basis to allow S20 requirements to be met in schemes with leaseholders
  • Manage contracts, including issuing orders, chairing progress meetings, authorising payments, and managing any delays to the programme that may occur
  • Produce progress reports when required and exercise overall control of the project / programme costs within its approved budget
  • Ensure that customer feedback is obtained and acted upon
  • Contribute to the wider Assets team in devising specifications, standards and in selecting building products
  • Contribute to the wider Assets team in developing budgets and future planned projects
  • Comply with policies and procedures at all times

Job Requirements

  • HNC/HND in Building Surveying, CIOB or equivalent
  • Evidence that understands current safety-related regulations and legislation
  • Experience of writing specifications and contract documents
  • Experience of alternative contract pricing methods and their application to specific situations
  • Experience of leading the management of a contract and completion of a building or repair project
  • Experience of managing a project within a budget
  • Good technical understanding and awareness of residential structures and common building defects
  • Adequate understanding of the law relating to land, property, and construction contracts
  • Ability to respond to, evaluate and solve problems in a timely manner
  • Ability to effectively manage personal priorities and calendar to meet targets
  • Ability to communicate effectively with a range of people, and produce clear reports
  • Proficient in the use of Microsoft Office, undertake own administrative tasks, and use company systems
  • Valid driving licence, and roadworthy vehicle
  • Basic DBS
  • Able to use PPE, stairs, and ladders during site inspections
