Location: Bond Street (Hybrid)

Hours: 9-5.30 Monday - Friday

Salary: 75-85k DOE

Holiday: 25 days per year (plus BH)

Responsible for optimising revenue and occupancy across a portfolio of build-to-rent properties. Your primary focus will be on maximising rental income, ensuring pricing competitiveness, and driving revenue growth. You will work closely with cross-functional teams to agree on strategies about the position of the asset and maximising rental growth and develop and implement revenue management strategies while also keeping an eye on market trends and industry developments. You will also support the Managing Director to grow the business in line with the business plan and third-party services. As part of the role, it is critical that you can develop and deliver training programs for team members on leasing and revenue management and best practices.

Responsibilities

Pricing Strategy

  • Develop and execute comprehensive pricing strategies to maximise rental income.
  • Regularly analyse market conditions and trends to adjust pricing for competitiveness and profitability.

Data Analytics

  • Utilise advanced data analysis tools to extract insights from historical data, market trends, and resident behaviour.
  • Translate data into actionable recommendations for pricing and occupancy decisions.

Demand Forecasting

  • Forecast demand and occupancy levels by leveraging historical data and market dynamics.
  • Develop models to predict demand fluctuations and seasonal trends.
  • Analysing/forecasting demand, ensuring effective selling strategies, oversell strategies and optimized market mix. Monitor all channels to ensure effective rate and pricing strategies in tandem.
  • Evaluating forecasts to ensure accuracy and proactive adjustment of strategy where needed to mitigate losses and maximize revenue growth.

Competitive Analysis

  • Conduct regular competitive analysis to understand the positioning of properties in the market.
  • Make data-driven pricing decisions based on competitor pricing and market performance.

Dynamic Pricing

  • Implement and manage dynamic pricing models to adjust rental rates in real-time based on demand and market conditions.
  • Create and monitor pricing automation processes for efficiency.

Collaboration

  • Collaborate effectively with property management, marketing, and leasing teams to ensure alignment on pricing and revenue strategies.
  • Communicate pricing decisions clearly to relevant stakeholders, including renewals, and incentives.
  • Management of agents including onboarding, performance management, weekly reporting, weekly/monthly meetings, online availability trackers, offer approval, invoice checking and submission for approval and payment, agent marketing budgets, ad hoc queries.

Customer Insights

  • Gather resident feedback, market surveys, and customer reviews to understand preferences and expectations.
  • Utilise insights to fine-tune pricing and service offerings.

Budget Management

  • Contribute to the development of annual budgets by providing revenue projections and data-backed recommendations.
  • Monitor financial performance against budgetary goals.

Compliance

  • Ensure strict adherence to all relevant regulations related to property pricing and revenue management.
  • Stay updated on changing regulations and adapt strategies accordingly.

Training

  • Develop and deliver training programs for team members on leasing and revenue management and best practices.
  • Manage team members who support with the leasing and renewal journey
  • Provide ongoing guidance and mentorship to enhance the leasing and revenue management skills of the team.

  • Support the Marketing Team to implement engaging community-building events for residents

  • Proven experience in revenue management, pricing strategy, or related roles in Build to Rent, real estate or hospitality sectors.
  • Proficiency in revenue management software and data analytics tools.
  • Strong analytical and mathematical skills.
  • Experience with training the team on sales techniques.
  • Excellent communication and interpersonal skills.
  • Ability to work collaboratively in a team environment.
  • Knowledge of local property markets and rental industry trends.
