Senior Building Manager

A leading commercial property investment and development company are looking for an experienced Building Manager to mobilise one of their newest sites (over 290,000 Sq. Ft) incorporating commercial, retail, and residential buildings.

The Senior Building Operations Manager will manage the estate, including recruiting site staff, managing third-party suppliers, and establishing management procedures. This role ensures high service levels, effective communication, and liaison with stakeholders and building occupiers. Additionally, the manager will meet service-level agreements and ensure compliance with Health, Safety, and Environmental regulations.

As well as a competitive salary of up to £75,000 per annum, there is an annual bonus (discretionary), private healthcare, and a generous pension on offer.

Key Responsibilities of the Senior Building Manager:

  • Service Management: Build strong relationships with occupiers; proactively address facility issues; ensure compliance with legislation (section 20).
  • Team Leadership: Lead and develop on-site staff and contractors; foster a high-quality service environment.
  • Mobilisation: Leading tenant onboarding and acting as the primary contact for Leasing, Development, and Asset teams.
  • Project Management: Oversee major projects, ensuring smooth execution and compliance.
  • Operational Improvements: Review and implement service improvements.
  • Budget Management: Prepare and manage the service charge budget; maintain a 10-year life cycle plan.
  • Maintenance Oversight: Manage M&E and lift service contracts; keep maintenance records up to date.
  • Soft Services: Oversee cleaning and soft services suppliers; ensure compliance with performance standards.
  • Health & Safety: Ensure compliance with health and safety regulations; conduct daily inspections.
  • Sustainability: Monitor utility consumption; maintain building's sustainability ratings.
  • Quality Assurance: Implement quality management processes; update building records.

The ideal Senior Building Manager will have previous experience as a Building Manager, including mobilisation of large mixed-use site. You will have great communication skills, show resilience in all you do and will have strong working knowledge of property-based Health and Safety Legislation.
