Salary: £40k - £56k

Employment Type: Full Time, Monday to Friday 9am – 5.30pm

Company Overview:

Our client is a leader in the Build to Rent industry, providing exceptional residential properties in the Essex area.

Role Overview:

We are seeking a driven and experienced Property Manager to lead our team and oversee the management of our residential building in Essex. The successful candidate will uphold our brand reputation, drive revenue, and maintain a thriving community within the building.

Key Responsibilities:

  • Manage and lead the on-site team, overseeing recruitment and training processes
  • Conduct annual appraisals for all staff, including regular 1-2-1s
  • Ensure all staff adhere to processes and meet SLAs and KPIs
  • Deliver exceptional service to ensure high member satisfaction and retention
  • Create and execute strategies to drive revenue, while monitoring and managing costs within the budget
  • Review and handle all lease renewals, making recommendations for budget increases as needed
  • Manage and meet development budget targets
  • Oversee operations and service delivery on-site
  • Monitor maintenance activities and ensure resident requests are addressed promptly
  • Manage any service failures with contractors or third parties, resolving disputes as needed
  • Conduct regular quality checks and identify areas for improvement in team performance
  • Oversee residential property refurbishment projects as needed
  • Handle insurance claims and liaise with loss adjustors and third parties as needed
  • Out of hours' emergency response and attendance if needed

Health and Safety Responsibilities:

  • Ensure compliance with H&S regulations on-site
  • Require suppliers and contractors to provide appropriate RAMs and comply with H&S requirements
  • Manage risk assessments and work with statutory bodies to maintain compliance
  • Handle accident and incident reporting
  • Work with Fire Service and statutory bodies to support inspections, change of strategy and maintain compliance
  • Responsible for emergency preparedness (to agreed protocols) including regular testing and implementation as required.

Experience and Qualifications:

  • Previous experience in residential property or hospitality sectors
  • Up-to-date knowledge of English statutory letting requirements
  • Experience working to budgets and targets
  • Experience managing a team
  • ARLA or IRPM qualification desirable
