Head of Major Works
Our client is a well-established managing agent that specialises in block management.
They are looking for someone from a property management background to fill a position as our Head of Major Works.
Responsibilities - Head of Major Works
- Prioritising new projects and helping to decide which should be managed in-house (and without external surveyors). Whilst there is commercial benefit in acting as Contract Administrator a realistic approach is needed to ensure we are not attempting to manage projects which are better placed with a Chartered Surveyor.
- One of the primary functions of the role will be to ensure the smooth running of the pipeline of projects on which we are acting as contract administrator. The buildings Property Manager may in some instances step in as the main client contact for these projects, however in most cases we would expect the Head of Major Works to be responsible for driving these forwards. Specifically, this would involve
- Meeting with the client to define the scope
- Drawing up and agreeing the specification
- Managing the tender
- Completing tender analysis and making a recommendation to the client
- Ongoing management of the project, including interim and final inspections
- Managing release of staged and final payments to the contractor
- Ensuring all necessary notices are served in a compliant manner
- Where it has been decided that an external surveyor will be involved (and as such we are only acting as contact administrator), the primary client contact is the Head of Major Works' Assistant. Whilst this team member is experienced and capable of working autonomously, she still requires regular and effective management. The Head of Major Works also still takes overall responsibility for the smooth running of these projects and so a degree of familiarity with many of them will also be required.
The position would suit
Someone with solid (and probably senior level) property management experience, who can demonstrate that they have significant practical exposure to managing Major Works projects. It would be highly beneficial if there was either a relevant academic qualification (such as a surveying degree), or a desire to become chartered and pursue a career in surveying. Were this the case we would be amenable to offering study support. A degree of team management would also be looked upon favourably as it will be necessary to manage both the Assistant and, in the case of projects which the properties existing PM manages, members of our PM team
Experience required: Head of Major Works
- Worked in block property management
- Good experience overseeing major works projects
- Experience of serving section 20 notices
- TPI and/or RICS qualified
- Full UK driving licence
Salary: £70k to £80k
