Property Services Manager

Goodman Masson are currently working with a London local authority to recruit for an interim Property Services Manager.

Pay - £400 - £450 per day INSIDE IR35

Key Responsibilities

  • Provide strategic direction and management to a diverse team of technical surveyors to meet and exceed resident-focused outcomes. Ensure service requirements align with business objectives, resident aspirations, and council expectations.
  • Maintain high standards of building surveying services for both the council and residents, balancing service delivery with KPI and financial responsibilities.
  • Oversee the operational and financial aspects of surveying and contracts, ensuring quality outcomes and value for money are achieved.
  • Manage people, subcontractors, and processes to ensure responsive repair works are delivered efficiently and within required timeframes.
  • Ensure contracts meet safety, time, cost, quality, and resident satisfaction targets.
  • Implement proactive measures to address DMC issues, ensuring compliance with legislation and prioritising resident health and safety.
  • Support the strategic implementation of the council's Transformation Programme to meet key objectives.
  • Align service delivery with the council's strategic objectives, supply chain considerations, and available resources to ensure long-term sustainability.

Key Duties

  • Oversee a large team of surveyors, including both managerial and non-managerial roles, to deliver on service priorities.
  • Set and monitor budgets, prioritise expenditure, and ensure value for money is achieved through effective planning and delivery.
  • Identify and accurately diagnose complex repairs, prepare feasibility studies, and provide costed recommendations for maintenance planning and asset management.
  • Lead the mobilisation of new contractors and engage in business development to expand the contractor base and address maintenance needs.
  • Maintain high standards of health and safety within the team and operations, ensuring compliance with relevant regulations and best practices.
  • Drive the use of new technology and ensure consistent data capture and reporting methodologies are in place.
  • Promote the development and implementation of training opportunities for staff to enhance performance and understanding of industry practices.

About You

  • Educated to degree level or equivalent professional qualification in a relevant field.
  • Proven track record in leading and managing repair operations within a social housing setting.
  • Experience in procurement and management of maintenance contracts and supply chains.
  • Strong operational experience in managing responsive and planned maintenance programs and teams.
  • Ability to lead large, high-performing teams to achieve high safety standards and excellent service delivery.
