Premises Manager

Insight Executive Group are supporting an Education organisation with appointing a part time Premises Manager for one of their Private Schools in West London.

The salary is £27,000 per annum, working 25 hours a week.

Main responsibilities

  • Ensure the opening and closing of school premises, including gates, doors, windows, fire exits etc, disabling alarms, switching lights on and checking for any security issues
  • Monitor the state of all rooms including toilets throughout the day, taking appropriate action where needed.
  • Making sure the premises are clean and that rubbish is collected and taken away.
  • Ensure all external areas (paths, light wells, entrances, steps, drains, gullies, gutters etc.) are safe and kept free of debris, leaves, moss etc. particularly in adverse weather conditions.
  • In case of a major fault, the Premises Manager will call in specialist help, such as a plumber or electrician.
  • Carry out weekly tests of fire alarm, emergency lighting and once a term fire drills, and maintain records of Sharepoint.
  • The Premises Manager is responsible for who comes on to the site and the security of the building. This may involve monitoring CCTV and other surveillance equipment to guard against vandalism or break-ins.
  • Develop and review all procedures and practices relating to the security of the premises and equipment.
  • Operation and upkeep of School systems to include asbestos, water management, control of utilities, fire protection, contractors, and the associated administration and record keeping, and other related systems as required.
  • Carrying out minor maintenance, such as hanging pictures, fixing notice boards, changing light bulbs and tubes, secure loose fittings, furniture, painting and decorating small areas within the school.
  • Report all defects which require specialist repair
  • Report any major maintenance as appropriate to Projects including all bursts, leaks, floods and breakages etc. as appropriate
  • Receive deliveries and move to appropriate storage location.
  • Report any deficiencies in cleaning standards to the contract manager.
  • Be responsible for the supply and availability of all hygiene materials

Health and Safety

  • Ensure all internal and external emergency means of escape routes are unobstructed. Understanding fire safety regulations, Health and Safety regulations, emergency procedures and the rules for evacuating a building.
  • Managing risk assessments to ensure that all site related decisions are taken in full knowledge of the risks.
  • Carry out the weekly fire alarm test
  • Carry out the monthly emergency lighting test
  • Assist in the termly fire drill and record test
  • To ensure all staff (including outside contractors), buildings and services comply with health & safety legislation and to undertake risk assessments.
  • Developing, maintaining and implementing policies, procedures and practices concerning Fire, Health and Safety across the whole School and ensuring statutory compliance.

General responsibilities

  • Moving such items of school furniture as required in connection with the school and other users of the school premises with due regard to current Health and Safety and Lifting and Handling regulations
  • Storing equipment and supplies safely
  • Liaising with staff to discuss any needs they may have for upcoming events or assisting them with simple tasks as requested
  • Maintaining a high standard of health, safety, security and hygiene issues
  • PAT testing - ensure that all portable appliances are available for the tester during an annual check. Monitor appliances and remove any whose PAT date has expired
  • Liaise with all contractors (both one off and regular group contracts) over appointments for regular services and major repairs, and escort them whilst on site.

Lettings

  • Complying with instructions received from the Head Teacher concerning letting procedures and carrying out as per lettings agreement.
  • The caretaker may be required to be available during the course of the letting to:
  • Give assistance to the hirer relative to the facilities hired.
  • Ensure that functions are properly conducted in accordance with the lettings agreement, and the behaviour of the hirer is not detrimental to the site or facilities
