Role Overview:

The Director of Assets will be responsible for the strategic management and optimization of property assets. This role requires a forward-thinking leader with a strong background in asset management, property maintenance, and capital investment planning. The successful candidate will lead a team of professionals dedicated to ensuring that our properties are safe, well-maintained, and meet the highest standards of quality and compliance.

**Key Responsibilities:

  • Strategic Asset Management: Develop and implement a long-term asset management strategy that aligns with the organization's goals, ensuring the sustainability and efficiency of our housing stock.
  • Capital Investment Planning: Lead the planning, prioritization, and delivery of capital investment programs, including property refurbishment, regeneration, and new development projects.
  • Property Maintenance: Oversee the delivery of high-quality repair and maintenance services, ensuring that all properties are maintained to a high standard and in line with regulatory requirements.
  • Compliance and Risk Management: Ensure all properties comply with relevant health and safety regulations, building standards, and other statutory requirements. Manage risks associated with asset management, including financial, operational, and reputational risks.
  • Budget Management: Develop and manage the asset management budget, ensuring that resources are allocated effectively and that financial performance meets organizational targets.
  • Team Leadership: Lead, motivate, and develop a team of asset management professionals, fostering a culture of continuous improvement and excellence.
  • Stakeholder Engagement: Build and maintain strong relationships with internal and external stakeholders, including residents, contractors, local authorities, and regulatory bodies.
  • Sustainability and Innovation: Promote sustainable practices in asset management, including energy efficiency, carbon reduction, and the use of innovative technologies.
  • Data-Driven Decision Making: Utilize data and analytics to inform asset management decisions, ensuring that the organization has a comprehensive understanding of its property portfolio.

**Qualifications and Experience:

  • Proven experience in a senior asset management role, preferably within the social housing or property management sector.
  • Strong understanding of property maintenance, capital investment planning, and compliance requirements in the housing sector.
  • Demonstrated ability to develop and implement strategic plans and deliver large-scale capital projects.
  • Excellent financial management skills, with experience in budgeting, forecasting, and cost control.
  • Leadership experience with the ability to manage, develop, and inspire a diverse team.
  • Strong communication and stakeholder management skills, with the ability to build effective relationships across the organization and with external partners.
  • Knowledge of sustainability practices and innovations in asset management is highly desirable.
  • Relevant professional qualifications (e.g., RICS, CIOB) or equivalent experience.
