Company Overview:

Our client is a leading lettings agency based in West Bridgford, specialising in residential and student properties. They pride themselves on offering a comprehensive, professional, and customer-focused service. Due to continued growth, they are seeking an experienced Lettings Manager to join their dynamic team and oversee their diverse property portfolio of over 180 properties and dealing with over 300 students during summer months.

Position Overview:

As a Lettings Manager, you will be responsible for managing a full 360 role, handling everything from property marketing to tenancy management. This includes managing both residential and student lettings, property maintenance coordination, tenancy agreements, rent collection, and all associated administrative tasks. You will be the main point of contact for landlords, tenants, and contractors, ensuring a seamless lettings process. The role offers flexibility, including the option to work on a hybrid basis.

Key Responsibilities:

  • Property Lettings: Manage the entire lettings process, from advertising properties to conducting viewings and securing tenants for residential and student properties.
  • Tenancy Management: Oversee tenancy agreements, renewals, check-ins, check-outs, and deposits. Ensure all legal and compliance aspects are met.
  • Rent Collection: Conduct regular rent runs, monitor rental payments, and handle arrears professionally.
  • Property Maintenance: Coordinate and manage property maintenance issues, liaising with contractors, tenants, and landlords to ensure timely resolution.
  • Client Relations: Build and maintain strong relationships with landlords, tenants, and suppliers, acting as the first point of contact for any queries or concerns.
  • Compliance: Ensure all properties comply with relevant legislation, including safety standards, HMO regulations, and other legal requirements.
  • Reporting: Provide regular updates and reports to the management team on lettings performance, occupancy rates, and financials.
  • Administration: Maintain accurate records and databases for all properties, tenants, and landlords, ensuring all paperwork is completed and stored securely.

Qualifications and Requirements:

  • Experience: Minimum of 3 years in a lettings role, preferably with experience in both residential and student lettings.
  • Availability: Must be able to work from 29th July - 29th August for busy student period.
  • Knowledge: Strong understanding of property management, tenancy laws, and lettings processes.
  • Skills: Excellent organisational, communication, and customer service skills. Ability to multitask and manage time effectively.
  • IT Skills: Proficiency in Microsoft Office Suite and property management software.
  • Attributes: Self-motivated, professional, and able to work independently as well as part of a team.
