Maintenance Surveyor

We are currently recruiting for a Maintenance Surveyor for a public sector organisation based in East London.

The role will deliver the full range of technical repairs inspection service, including Disrepair and Voids, to maintain housing stock, meeting statutory and industry standards and ensuring high quality contractor performance. Contribute to the ongoing work of the repairs team and repairs contractors in maintaining and improving the housing stock ensuring quality and value for money solutions.

This is a temporary contract initially for 3 months with view for further extension thereafter. The hourly rate is £25.78 per hour PAYE or £33.08 per hour Umbrella.

Key duties will include:

  • To oversee appointed contractors carrying out repairs and minor improvement works on an allocated patch, taking ownership and carrying out effective liaison, to ensure a high quality repairs and maintenance service at the best possible cost
  • Work include mould and condensation works, roofing, plumbing/leaks, paving, voids, collapsed drains, rising damp, in a range of traditional build and conservation area properties
  • To undertake the full range of technical and inspection duties in relation to repairs and minor improvements to occupied and void homes, external and communal areas and playgrounds
  • Home or site visits to pre-inspect, diagnose and specify work, using a range of technical diagnosis equipment, with the aid of aerial platform plant, scaffolding or specialist investigative equipment as required, including leaks, mould and condensation, instructing dye tests/water tests to identify leaks and instructing pressure/flow tests for low pressure issues
  • Assess properties for hazards such as damp, mould, excess cold, sanitisation, drainage, etc
  • Raise works orders and variation orders, obtain, challenge costs and approve quotations for specialised/non-standard works
  • Work supervision, contractor liaison and progress monitoring to ensure target dates are achieved and quality standards are met
  • Post inspecting works to ensure quality, audit requirements and quotas, monitor post inspection failures, frequency of repair requests by property, most used items and quoted work as requested, ensure materials used are correct and applied professionally and the work is carried out in line with building regulations
  • Conduct inspections for inspection claims, liaising with residents, validating claims and advising insurance team
  • Highlight materials that may contain asbestos and arrange appropriate survey and removal in accordance with procedures
  • Identify potential fire safety risks and arrange remedial action in line with procedures. Carry out fire assessments in accordance with Regulatory Reform (Fire Safety) Order 2005 if required
  • Undertake estate inspections, including playgrounds, to ensure H&S compliance, raise and supervise required work
  • Authorise works and post-inspect in accordance with current Home Decoration Scheme criteria procedures

Essential Criteria

  • Experience of working in a Repairs and Maintenance environment
  • Experience of providing technical support and advice to a range of stakeholders
  • Experience of working in a customer facing environment
  • Experience of carrying out HHSRS assessments
  • Extensive knowledge of building repairs and maintenance, building defects, building decay and building performance failure, including non-structural cracks, spalling concrete/structural cracks/defective external walls
  • Expert knowledge of Fitness for Habitation Act 2018, Building Regulations Part A, Part F, Part H, part N and 2.19 Regulation 7:
  • Knowledge of HHSRS hazard identification
  • Ability to carry out site surveys and estate inspections
