Conveyancing Assistant - West End

An administrative and fee-earning role which may include responsibility for the distribution of correspondence, document reproduction and matter file management, the ordering of the necessary supplies and services, and assisting fee earners and support staff.

The role requires flexibility to meet the needs of fee earners and their secretaries and the Conveyancing Assistant will need to demonstrate the ability to manage themself to be able to prioritise the needs of individuals against the needs of the firm as a whole.

The Conveyancing Assistant will also provide secretarial and administrative services for other solicitors in the firm as required, demonstrating initiative by volunteering their services to fee earners and others throughout the firm if they has spare capacity.

Main Duties will include:

  • complying with all directions or requests from any person exercising an authority delegated by the partners.
  • to seek to protect client's interests at all times, while taking precautions against potential fraud and money laundering;
  • draft or check sales contracts and agree terms with the conveyancer acting for the other party to the transaction;
  • send terms of engagement, estimates and fees and disbursements
  • collate and send or check supporting legal and financial documents;
  • deal with all financial aspects of a transaction;
  • if the property is leasehold, obtain the landlord's agreement to the sale of the change of mortgage and deal with apportionment of rent and service charges;
  • processing Land Registry application forms;
  • carrying out and checking pre-contract searches by checking whether the property is affected by local authority proposals, leases or easements or covenants, mortgages, land tax, susceptibility to flooding or subsidence. or liability for unsound building structures and repairs;
  • receive and check mortgage instructions from lenders and undertake specific tasks required;
  • prepare transfer and mortgage deeds;
  • receive mortgage funds;
  • processing land registry forms
  • managing diary reminder system;
  • organising travel arrangements and setting up off-site meetings;

The role will offer a salary up to £32k plus a great office location
