Lettings/Sales Negotiator

This is an exciting opportunity to manage and grow the lettings side of this Poole based business.

The candidate for this customer facing role, must be a team player, have sense of humour, be self-motivated, approachable, capable of working under pressure and have a good ability to multitask in this sales and lettings office.

The skills to communicate, negotiate effectively and overcome problems with a positive attitude are essential. Whilst part of the role is customer facing the other is very process driven, so a methodical and processed mind is also essential skills.

As the sole sales negotiator you will be responsible for your own diary management and work flow so organisational, diary and time management skills are important. You will be approachable and upbeat in your personality.

This role is majority lettings but there is some sales negotiation involved. You will have administration support in this role.

Hours 8.45 - 6.00 (Monday to Friday) and one Saturday morning every 6 weeks.

You will need to have a driving licence to use the pool car and be over 25 for insurance purposes.

Listing

  • Carrying out valuations
  • Preparing details, arranging photography and floor plans.
  • Sending out Terms of Business
  • Listing the property on sales portals
  • AML checks on landlords

Viewings & offers

  • Conducting viewings and vetting prospective tenants/buyers
  • Recording all offers
  • Providing feedback
  • Managing the lettings database
  • Presenting tenants/buyers to the landlord
  • Sending out holding deposit form when a tenant is confirmed
  • Conducting referencing
  • Carry out right to rent checks
  • Drawing up Assured Shorthold Tenancy agreements
  • Preparing invoices ahead of move in
  • Registering the deposit
  • Book inventory

During the tenancy

  • Processing rent and chasing outstanding rent
  • Dealing with keys throughout the tenancy
  • Reporting of problems
  • Organising contractors
  • Communicating and resolving any issues thought the tenancy
  • Carrying out property inspections and preparing reports
  • Keeping in regular contact with tenants/landlords

At the end of a tenancy

  • Informing all parties
  • Issuing a section 21
  • Booking the checkout report
  • Resolving and deposit disputes.
  • Instigating the return of the deposit
  • Recording end of tenancy meter reading.

Responsibilities and legal requirements

  • Ensuring all properties have up to date EIRC, Gas safety, Epcs including recording & monitoring when these are due and booking them in advance of their expiry, distributing them.
  • Looking at new business opportunities
  • Coming up with marketing ideas for social media, statistical and useful relevant contents.
  • Keeping up to date with changes in legislation.
  • Updating TOB and tenancy agreements when required
