Hours: 09:00 - 17:30, Monday to Friday, plus occasional evenings

Are you ready for a challenging and rewarding role? A well-established firm specializing in Chartered Surveying, Commercial Property Management, and Residential Block Management is looking for a dedicated Property Manager to join our dynamic team. With offices in London, Manchester, and Cheshire, you'll be managing a varied portfolio in the North West, including mixed-use commercial premises such as shops, offices, and residential properties.

Role Overview: As a Property Manager, you'll ensure your portfolio meets the highest standards, adhering to RICS Codes of Practice, ARMA rules, Landlord/Tenant legislation, and relevant Management Agreements.

Key Responsibilities:

  • Build strong relationships with Directors, Residents/Leaseholders, Landlords/Tenants, Contractors, and more through various communication channels.
  • Conduct property inspections, maintaining Health and Safety compliance.
  • Resolve property-related issues with proactive and reactive maintenance tasks.
  • Attend meetings, draft minutes, and prepare Annual Service Charge Budgets.
  • Source and manage Contractors for maintenance works and emergency repairs.
  • Draft and serve Section 20 notices, manage Major Works projects, and analyze leases.
  • Support on-site and off-site Caretaking staff.
  • Respond to pre-assignment enquiries, providing accurate and timely information.
  • Maintain accurate records using software packages like Qube and Fixflo.

Skills and Experience:

  • Minimum of 5 years' experience in Commercial/Residential Block Management.
  • Ideally, a recognized professional qualification relevant to the property sector.
  • Strong knowledge of Commercial/Residential Block Management rules and legislation.
  • Proven experience in a busy, target-driven environment.
  • Excellent client care commitment, communication, negotiation, and presentation skills.
  • Highly organized with excellent time management and multitasking abilities.
  • Self-motivated, can-do attitude, with the ability to work under pressure.
  • Strong numeracy skills and business acumen.
  • Proficient in Microsoft Office and property management software (QUBE, Fixflo).
