Job Title: Branch Operations Manager (Property)

Location: Central Exeter

Salary: £35,00-£45,000 Uncapped performance bonuses are available

Hours: 9am-5pm, Monday - Friday

The Company: We are representing a local, independent Estate Agency with a highly regarded reputation across Exeter and surrounding areas. They specialise in lettings and value their customer opinions and feedback to help make them a trustworthy, friendly, and reliable agent, providing an excellent personal service.

The Role: Our client is seeking an experienced Manager to join their dynamic team . As a key leader in the agency, you will oversee two Property Managers, one Property Team Leader, and a Maintenance Coordinator, ensuring the efficient and effective management of the branch. Reporting directly to the Managing Director, you will be responsible for implementing systems and processes to help the branch run smoothly, fostering team growth, and driving business expansion. Their unique formula combines classic values with contemporary tools, celebrating trust and personalised service while leveraging the latest in technology and digital marketing.

Day to Day Duties & Responsibilities:

  • Team Management: Oversee and support two Property Managers, one Property Team Leader, and a Maintenance Coordinator ensuring they have the resources and guidance needed to succeed.
  • Office Operations: Implement and maintain systems and processes to ensure efficient office operations.
  • Business Growth: Drive business growth by increasing the number of properties under management, developing strategies to attract new clients, and expanding our market presence.
  • Performance Monitoring: Develop and agree on annual business plans, set monthly and annual targets, and regularly review market activity to ensure targets are met.
  • Client Relations: Maintain and enhance relationships with landlords, tenants, and other stakeholders, ensuring high levels of satisfaction and loyalty.
  • Strategic Planning: Work with the Managing Director to develop long-term strategies for portfolio growth and optimization.
  • Compliance and Training: Ensure compliance with all relevant housing legislation and industry standards, and support team members in achieving necessary qualifications and professional development.
  • Target Setting: Agree on the annual and monthly targets for your branch with your Managing Director and allocate individual targets and other relevant KPIs to members of your team.
  • Expectations and Accountability: Establish clear expectations of performance for your team and review their progress through regular team and 1:1 meetings to ensure your expectations are met.

Your Skills and Experience:

  • Proven experience in property management or a similar role within the housing/real estate sector, including team leadership and office management.
  • Strong understanding of the UK property market and relevant laws.
  • Excellent organisational and time management skills.
  • Exceptional communication and interpersonal skills, with the ability to manage relationships with a variety of stakeholders.
  • Demonstrated experience in driving business growth and implementing effective systems and processes.
  • Proficient in MS Office and property management software.
