Financial Controller - PE / Real Estate Investment Management

Financial Controller - Real Estate Investment Management - OUR CLIENT is an international real estate and infrastructure asset and investment manager, with a proven track record of successful fund management and joint-ventures with institutional investment partners. They are currently looking to hire a 'hands on', sole charge and commercial Financial Controller to join their top-performing, close-knit team and take on a varied role encompassing accounting, tax compliance and finance management.

THE ROLE responsibilities of a Financial Controller include:

  • Managing VAT returns, reviewed by external accountant, both for UK management entity and Lux project entities.
  • Preparing management information on quarterly basis. (Accounts, budgets and cashflow management)
  • Managing annual accounts, both audited and unaudited processes for UK manager and Lux real estate projects.
  • First point of contact with all service providers and stake holders for Accounting and Tax related queries.
  • Preparing and maintaining budgets on monthly and quarterly basis including liquidity statements.
  • Preparing quarterly investor distribution waterfalls, and coordinating distribution payments.
  • Liaising with debt facility agents, auditors, property managers and off-shore administrators ensuring efficient and timely reporting.
  • Bank covenant reporting for real-estate projects.
  • Invoice management and approval system maintenance for UK manager and European project entities.
  • Reviewing the management accounts of offshore entities prepared by overseas administrators.
  • Quarterly preparing investor report on real estate portfolios.
  • Reviewing information received from property managers to ensure they are in line with the management and operating agreements. Reviewing Opex and Capex on the properties.
  • Supporting the deal team on all transactions - acquisitions, disposals, refinancing, restructuring etc.
  • Establishing close working relationships with regional tax advisors and local legal counsel to ensure we meet all local statutory, regulatory and tax requirements.
  • Monitoring and managing tax filings/ tax compliance for income/ corporate tax, withholding tax, CGT, VAT and FATCA/ CRS.
  • Managing, reviewing and approving bank accounts - book-keeping Payroll and monthly staff expense claims in Xero.
  • Reviewing payroll workings and computations. Posting journals for Payroll in management accounts, and payment maintenance - P11 D etc .

THE PERSON skills and requirements for the Financial Controller are:

  • ACCA, ACA, CIMA qualified with at least 2 years of PQE, preferably gained in Real Estate and Infrastructure fields and good understanding of IFRS and FRS 102.
  • Confident Excel user (financial model and complex formulas understanding) accompanied with Xero or similar accounting software using skills.
  • Building financial models of potential real-estate and infrastructure acquisitions is a plus (understanding matrices such as NAV, GAV, Yields, IRR and promote calculations)
  • Enthusiastic, energetic, self-motivated and independent.
  • Comfortable in working under time pressured environment.
  • Effective communication skills including the ability to influence and build good working relationships at all levels.
  • Confidence in handling and interpreting complex numerical data and presenting in a clear and concise manner.
  • A proactive, self-motivated team player who has the ability to manage a high personal workload with multiple deadlines.
  • European languages - German, Italian or Finish would be a plus.
