Property Manager - Block Manager
We are currently working with a freeholder that require a new block manager. This will be to oversee a portfolio of freehold blocks.
Main duties: Property Manager - Block Manger
- Liaising with Developers, Leaseholders, Freeholder and board of Directors and managing expectations of all aspects of block management.
- Handling ay to day property maintenance issues reported by Leaseholders and residents, communicating with contractors as necessary
- Conducting site inspections and creating site reports
- Obtaining quotations for any works
- Sourcing contractors for works and issuing invoices
- Managing the progress of maintenance issues and seeing them through to completion
- Holding and attending AGM's
- Managing all Health and Safety and Fire Risk Assessments
- Issuing Section 20 Notices
- Liaising with Chartered Surveyors during any major work projects
- Liaising with Insurance brokers prior to the renewal of any polices, issuing renewal terms to clients and following approval, instructing Insurance brokers to commence with cover
- Dealing with Service Charge and Ground Rent collections
- Drafting annual Service Charge budgets and demand letters
Experience required: Property Manager - Block Manager
- Worked in block property management
- Good knowledge of budgets
- Experience of serving section 20 notices
- AIRPM qualified, although not essential
- Full UK driving licence
Salary: £45k to £55k
