Seven Resourcing are currently looking for a Responsive Repairs Supervisor to work within Bristol.
As an experienced Professional Building Surveyor, the ideal candidate will have a strong working knowledge of Disrepair legislation, the Landlord Tenancy act 1985, the housing act 1996, The Homes (Fitness for Human Habitation) Act 2018 and experience completing HHSRS assessments.
In addition, a working knowledge of the Ombudsman's complaint handling protocol, and the ability to identify cases at risk of becoming legal issues at an early stage, and familiarity with the alternatives disputes resolution (ADR) avenues, and the relationship of the BCC Internal complaints procedures (ICP). It may also be a requirement to attend court to assist in the defence of cases.
Working in close liaison with the litigation team, you will need to produce high quality condition reports of each property that our solicitors can rely on in court and be willing to appear in court as a witness if required.
Role Information/Duties:
- Day to day management of the disrepair surveying team.
- To own the process of disrepair from end to end.
- To produce high quality condition reports for properties identified as suffering disrepair, so that our solicitors can rely on in court and be willing to appear in court as a witness if required.
- Prioritisation and risk profiling of works identified within the Health and Safety Rating System.
- Conduct intrusive/destructive surveys and diagnose defects.
- Produce or procure specialist damp surveys as required.
- Preparation of detailed specifications of work, selecting the appropriate SOR, quantity and measurement rule.
- Order required works, setting out the required timescale with the customer and appointed contractor.
- Tenant co-ordination, communication, and liaison and resolution of any complaints.
- Evidence and sign of completed works.
- Working in close liaison with the litigation team, produce expert witness reports in the defence of any legal challenges, and if required attend court to defend the position.
- Selection and appointment of new framework contractor/s, in liaison with the BCC procurement team. (Preferably based on the NHF schedule of rates).
- Contract management of the appointed framework contractor/s. (Formal monthly meetings and contract administration, under the agreed form of contract)
- Cost management, checking of agreed rates, approval of variations, valuations and invoices, preparation of cash flow forecasts.
- Inspection and quality checks of completed work, and work in progress, for compliance with the specification.
- Preparation and submission of the F10 notification, in compliance with the CDM regulations, ensuring the Construction phase plan is implemented.
- Health and safety inspections, to ensure the various risk assessment, method statements and safe systems of work are adhered to.
- Evidence and sign of completed works.
- Liaison and sharing of information with BS team, compliance, and transformation project team.
