Property Consultant

Role Overview

The role will entail proactively managing the appraisal/valuation process, this will be inclusive of: Obtaining the best and most relevant third party estate agents appraisals and RICS surveys and your own desk based local market research. With this evidence you will then prepare the Initial Marketing Reports for clients, an overview of a price and marketing strategy in line with the different clients SLA's. Thereafter, you will manage a portfolio of cases, negotiate sales through to successful exchange and completion aiming to achieve the very best possible price in a prompt turnaround timeframe. This role will cover property across the UK and is a desk based role, there will be no requirement to visit the properties.

This is an exciting and challenging role for which drive and initiative are essential.

Key Responsibilities

  • Management of own pre-market valuations case load of residential properties, liaising professionally with third parties as required including: Estate Agents, Surveyors, Clients, Auctions Houses and Solicitors.
  • Strong organisation skills are key for this role to ensure we meet clients deadlines
  • Compile initial marketing reports (IMR's) which include your strategic recommendation for market price and method of sale.
  • Challenging Estate Agent and RICS reports where required to ensure a realistic price is set for marketing or let.
  • Proactively reviewing cases and their position regularly ensuring properties are constantly reviewed for the most appropriate exit route.
  • Supporting line manager with client facing meetings or conference calls.
  • Regular reporting for clients and pro active management.

  • Ability to respond positively to deadlines and can work under pressure.
  • Have a challenge culture – have the ability to challenge surveyors and estate agents, with good supporting research, as required

  • Highly organised with ability to prioritise workloads and requests.
  • Proactive approach to work and willingness to get involved with department.
  • Highly competent in MS Office including Word, Excel and Outlook
  • Excellent written and telephone skills essential.

Team Overview

The SPS team based in Salisbury comprises an Asset Management team and an LPA Team. The Asset Management team has 5 team members, a Director, two Associate Directors, an Associate and one staff member. Our clients are mortgage lenders and Housing Associations and we receive instructions to market and sell void properties. We are passionate about delivering an exceptional service to our clients and maximising the sale price of the assets we sell for the benefit of all stakeholders. The working environment is loud and vibrant, as we deal with a high volume of telephone calls, but we are supportive of one another and enjoy a great team vibe.
