Head of Property Management

Location: South East London This is an office-based role only.

Remuneration: £50,000 plus bonus

Starting date: ASAP

Key requirements:

  • Drives: Desirable
  • ARLA/NFOPP Propertymark: Essential – if you do not currently have this qualification, you will be expected to complete it within your probationary period
  • Experience: Must have 5+ years of PM experience (similar) and have experience of managing a team
  • Must live within a max 45-minute commute from the office. Ideally SE London based (desirable)

Job outline:

  • Direct line manager for a team of 6 PM's.
  • Oversee the total rental portfolio for the company (typically around 1500 properties) ensuring that the portfolio is split suitability between the Portfolio Managers.
  • Check in with your PM's daily to ensure they are on top of their tasks/deadlines/compliance + general motivation, encouragement and support.
  • Picking up portfolio tasks across the team in the absence of a PM for holiday or sickness (or other).
  • Conduct formal monthly/quarterly/annual performance and development reviews for all members of the PM team. Monitor performance and work with HR to overcome any concerns. Support, encourage and motivate.
  • Trouble shooting problems within the existing portfolio with the PMs or new stock.
  • Sign off all new starts, ensuring files are legally compliant, and advising the relevant branch/consultant accordingly.
  • Work closely with the lettings accounts team.
  • Ensure all queries from landlords, tenants, and contractors are responded to promptly, supporting the team with more complex queries where required.
  • First point of contact for department complaints.
  • Ensure annual Propertymark CPD is updated. Be pro-active in keeping on top of compliance/legislation changes and updating the wider team/portfolio as required.
  • Generate new business by speaking with landlords working with other agents and bring them across to our business.
  • Work closely with branch managers, advising on the best route forward, how to win business, or negotiate with a LL or TEN on more complex cases. Being an additional contact as required. Best practice processes should be established and implemented at all times.
  • Work closely with the wider lettings team to ensure best practice best practice processes should be established and implemented at all times. Support induction training and ongoing training for compliance and legislation updates (or performance related concerns).
  • Monitoring the work of our panel of contractors, ensuring works carried out are to a consistently high standard, and ensuring strong work relationships are maintained.
  • Ensuring we have relevant paperwork/certification/insurance for any contractors used.
  • Account manager/contact for any lettings software of systems used. Ensure training is delivered to the wider team as required, and provide support and advice as needed.
  • Work to establish best practices, ensure the department is running effectively, and targets are being delivered. Formal catch up monthly.
  • Attend monthly manager meetings to share performance data/upcoming updates/any relevant information.
  • Adhere to The Code of Practice for Residential Lettings Agents in line with The Property Ombudsman/Propertymark requirements.
  • Consistently showing a lateral concern for the business across all departments.
  • Being positive and engaged with the wider brand
  • Attend industry events & company functions / events as required
