Key Responsibilities:

  • Achieve or surpass key performance indicators related to repairs, rental voids, arrears, and market reviews.
  • Ensure compliance with letting agent responsibilities and Repairing Standards.
  • Manage a residential portfolio with daily precision.
  • Establish and maintain excellent client relationships, adeptly resolving any issues that arise.
  • Act as the principal contact for property owners within the portfolio.
  • Coordinate both reactive and planned maintenance for properties.
  • Source and manage contractors effectively.
  • Lead communal repair initiatives, including quote procurement, consent acquisition, work supervision, and neighbourly fund collection.
  • Assess and control the performance and costs associated with maintenance activities.
  • Handle complaints professionally and efficiently.
  • Perform regular property inspections to ensure standards are met.
  • Communicate consistently with landlords, keeping them informed of relevant developments.
  • Process deposit releases and negotiate dilapidation claims to satisfactory resolutions.
  • Accurately recharge for repair services rendered.
  • Support the HMO team to ensure ongoing property compliance.

Candidate Profile:

  • Experienced roles require ARLA (Propertymark) accreditation and a minimum of 3 years' experience.
  • Senior roles demand full ARLA (Propertymark) qualification with at least 5 years' tenure.
  • Must possess a valid driving license and have access to a personal vehicle.

Compensation and Benefits:

  • Experienced roles offer a salary range of £28,000 - £31,000 per annum, plus a £3,000 car allowance and business mileage reimbursement.
  • Senior roles are compensated with a salary range of £32,000 - £35,000 per annum, in addition to a £3,000 car allowance and business mileage reimbursement.
  • Enjoy 22 days of holiday, increasing to 25 days after 5 years, alongside 8 statutory days with the option to take 4 on non-bank holidays.
