We're excited to partner with our client, a reputable and well-established student lettings business in Bath, to offer an excellent career opportunity. We're on the lookout for a dedicated Compliance & Property Manager to join their dynamic team.

Compliance & Property Manager Overview:

In this key role, you'll ensure all safety certificates and compliance requirements are met across the property portfolio, working closely with contractors and coordinating necessary works. Additionally, you'll manage a smaller portfolio, serving as the main point of contact for tenants and landlords. Your responsibilities will include addressing maintenance issues, conducting property visits, and overseeing repairs.

Compliance & Property Manager Key Responsibilities:

  • Taking responsibility for ensuring all compliance -EICR, GSC, EPCs, FIRE SAFETY and PAT Testing is kept up to date.
  • Keeping on top of due dates and scheduling contractors to attend to complete certificates.
  • Notifying tenants of contractor visits.
  • Auditing certificates regularly to ensure everything is covered and filing certificates in Reapit.
  • Dealing with maintenance on a small portfolio on a daily basis: answering tenant queries, handling Fixflo reports, arranging quotations and tenant/contractor/landlord liaison.
  • Property visits to assess issues and diagnose problems.
  • Quality control inspections once works have been completed.
  • Scheduling summer works and booking in contractors during the void period, overseeing projects and ensuring these are carried out in time for the new tenants.
  • Carrying out periodic inspections in line with HMO licensing requirements and producing landlord reports using Touch Right software.
  • Conducting tenant ready inspections in the summer period.

Compliance & Property Manager Skills and Qualifications:

  • Experience in lettings coordination or a related field.
  • Strong negotiation, communication, and organizational skills.
  • Knowledge of tenancy agreements and rental policies.
  • Proficiency in property management software and MS Office Suite.
  • Attention to detail and ability to work under pressure.
  • Full UK Drivers license and own car

Compliance & Property Manager Package:

  • Monday to Friday -9am to 5:30am (5pm finish on Friday)
  • £25,000 OTE £28,000
  • 20 Days holiday + bank holidays
  • Funded ARLA Exams
