Block Manager

Overview:

As a Block Manager, you will be responsible for managing a portfolio of properties across multiple locations, primarily across the Essex area. The portfolio consists of approximately 400 units, predominantly new build with an average of 25 units per block. This role will involve regular visits to properties, handling inquiries, conducting inspections, resolving disputes and overseeing various administrative tasks related to property management.

Key Responsibilities:

  • Manage a portfolio of approximately 400 units across various locations, including Southend, Basildon and the A13 corridor.
  • Conduct regular site visits to each block within the portfolio.
  • Handle inquiries related to sales packs, fire risk assessments (FRA) and other administrative tasks.
  • Oversee inspections and maintenance work, utilising a pool of trusted contractors.
  • Resolve disputes and address any issues that may arise within the properties.
  • Chair and attend out of hours Annual General Meetings (AGMs), with time in Lieu the following day.
  • Collaborate with teams, including out-of-hours support if necessary, and engage in face-to-face meetings with property owners.
  • Provide exposure to build mobilisation if required, assisting in the transition period of new developments.

Requirements:

  • Previous experience in property management, preferably with exposure to managing residential blocks.
  • Knowledge of relevant legislation and regulations pertaining to property management.
  • Excellent communication and interpersonal skills, with the ability to effectively liaise with property owners, contractors and other stakeholders.
  • Strong organisational skills and attention to detail, capable of managing multiple tasks simultaneously.
  • Willingness to travel to various locations within the designated portfolio.
  • Ability to work independently and as part of a team, with a proactive and solution-oriented approach.
  • Flexibility to attend AGMs outside of regular working hours.
  • Full UK driving license.
