Role Overview

The Pre-construction Manager will manage a team of Building surveyors and commercial Managers supporting them in the successful delivery of stages 1 – 4 for a range of clients. The Operations Manager will work with the client, to develop the brief with the support of the Operations team to the required quality standard. This role has overall accountability for the management of Pre-construction, in line with the company goals.

Key Responsibilities:

  • Operational and budgetary responsibility for all aspects of contract management and customer relationship, leading and inspiring a contract delivery team in delivering fully encompassed hard service engineering contracts.
  • Provide leadership, inspiration, and control in each aspect of contract delivery.
  • Have budgetary accountability for allocated contracts.
  • Deliver a contract built on leading-edge technical engineering standards, solutions and technology.
  • Deliver a contract that achieves 100% statutory compliance, KPI adherence, and critical engineering asset framework to protect and enhance customer assets. Including core M&E PPM Services, L8, Fire Risk Assessments, building fabric inspections, landscaping, pest control and winter gritting services.
  • Ownership of customer relationships, delivering exceptional customer experience, true partnership and collaboration.
  • Maximise the potential of OCS, leverage relationships and implement solutions that drive productivity and service enhancements.
  • Establish contract performance management procedures including targets and reporting mechanisms.
  • Provide leadership, inspiration, and control in each aspect of contract delivery across a large estate portfolio nationally.
  • Ensure that the contract team are provided with the necessary levels of support from the wider OCS team.
  • Asset management execution and strategic thinking to generate cost saving efficiencies through lifecycle replacements, product specifications and energy saving initiatives.
  • Management of 10 direct reports (staff) and 55 indirect reports (engineers).

About You:

  • Applicants must have the right to work in the UK
  • Experience of working in a similar role for a Hard Services / Facilities Management service provider.
  • Qualified to degree level or have extensive experience at Senior Management level running hard services and/or facilities management contracts.
  • Strong understanding and demonstration of understanding of critical environment infrastructure, capital project delivery and energy management services.
  • Strong commercial and financial acumen including the application of NEC4 contracts.
  • Demonstrable track record of successfully working with public sector clients.
  • A decisive individual with the ability to work well under pressure.
  • Strong management skills and ability to form collaborative working relationships and communicate with a large and varied delivery team.
  • Self-motivated and enthusiastic, with good time management and leadership skills.
  • A creative thinker, with the ability to develop a solution as well as analyse the problem.
