Block Management Team Leader

Our clients are not your average company; they're the magic makers behind the scenes, handling an array of property management services across the UK. Based in the West End of London, with additional outposts in various London locations.

They are looking for a certain kind of someone special to help lead the charge for peak performance, efficient and effective management for their wonderful block management team. This is purely a people management position where your primary focus will be to enhance the day-to-day operational performance of the teams portfolio management services by finding innovitive ways to streamline processes and communication to improve internal and external relationships to overdeliver on their offerings.

You will motivate, manage & nurture your team to achieve optimal performance to deliver on the following areas:

  • Prepare comprehensive reports for the Board, including Major Works, Property Inspections, H&S Reports, and schedules of information.
  • Provide recommendations and obtain instructions from Regional Directors for effective portfolio management.
  • Manage and prioritize risks and liabilities, ensuring the avoidance of conflicts of interest.
  • Maintain strong Landlord and Tenant relationships, delivering high-quality services to tenants and leaseholders.
  • Obtain value for money and act in a commercially focused manner.
  • Navigate the magical realm of our policies and procedures with finesse - our secret sauce for success!
  • Collaborate with colleagues and external consultants to preserve business interests.

Day to Day:

  • Demonstrate strong commercial awareness when decision making.
  • Interpret leases to align portfolio management with lease provisions.
  • Join forces with colleagues and external consultants to protect the Team's interests - because teamwork makes the dream work!
  • Establish rent levels, handle rent reviews, lease renewals, and new business transaction agreements.
  • Monitor and ensure compliance with your teams' obligations to tenants and vice versa.

Health & Safety:

  • Work alongside support teams & company information systems to regularly review & manage the constantly evolving journey of H&S across the portfolio, ensuring compliance with statutory obligations.
  • Review statutory inspection reports and effectively manage remedial works to ensure that our properties are well-maintained, improved, and red-carpet ready!

Financial:

  • Monitor and control expenditure against detailed budgets using property management IT systems.
  • Minimise lost income due to voids and arrears.
  • Agree service charge computations and clarify disputes.
  • Ensure correct application of invoice and order raising procedures.
  • Follow consultation procedures under the Landlord and Tenant Acts.

The Legal Bits:

  • Collaborate with the Legal Department on Pre-contract Enquiries.
  • Attend court as required for leasehold disputes.
  • Assist Property Managers in resolving disputes.

Management Material:

  • Provide support and guidance to the team to ensure that everyone plays nice - The teams obligations to tenants and vice versa
  • Create a harmonious and positively challenging enviroment that offers recognition opportunities.
  • Regularly review service level agreements and terms of business.
  • Give the stamp of approval for Expenditure Authorizations and year-end accounts.
  • Pay close attention to your teams needs and requirements to ensure that they stay happy at work!

Your Skills & Experience:

  • Be versatile and enthusiastic when tackling tasks directed or encouraged by the Management Team!
  • Be a master communicator.
  • Have very strong organisational and time management skills.
  • Have the ability to multitask and work well under pressure.
  • Be proficient in Outlook, MS Word, Excel, Horizon/Qube.
  • Be a great leader and team player that offers clear & confident communication.
  • Be knowledgeable of relevant leasehold legislation, relevant guidelines, regulations, and procedures.
  • Know your Health & Safety inside and out.

What We Would Love:

  • Minimum 4 years' experience iwithin a senior block management role
  • Vast block management knowledge and experience.
  • ATPI/MTPI qualified or pending- Proven success leading/overseeing a small team- Experience working within a luxury setting/hotel background would be advantageous

Your Hours and Environment:

  • Office Hours: 9.00 am to 5.30pm, Monday to Friday.
  • Primarily based near the Maida Vale area
  • Holiday entitlement: 20 days per annum plus Bank Holidays plus discretionary additional days entitlement.
