Property Manager
Job Purpose
To provide a comprehensive and professional property management service to a portfolio of leaseholders.
Main Responsibilities
- To manage a specific residential block management portfolio
- To make regular inspections of properties to check upon the condition of the building and grounds and to ascertain works of repair as required.
- Oversee day to day maintenance of leasehold properties, including the management of contractors.
- Oversee day to day, contracted and cyclical maintenance.
- Project manage major internal and external work.
- Produce budgets for service charges to include reserve funds for the coming year.
- Manage expenditure against budget throughout the financial year and if necessary, produce reports if required.
- To administer debt recovery for service charges, ground rent and insurance
- Ensure compliance with current health and safety legislation.
- To manage the section 20 procedure for major works, to include drafting the legal notice if required.
- Where required the management of onsite staff at managed properties, including where necessary recruitment, appraisals, etc.
- To liaise with our in-house insurance department to progress any claims.
- Maintaining the website and Qube software
- Circulate information to residents concerning management issues.
- Liaising with lessees, residents, contractors, and others as required, including telephone calls, faxes, and emails in a timely and courteous manner.
- Ensuring that all appropriate people are kept fully informed reporting issues.
- Take on any duties of a Block Property Manager which are deemed appropriate by the Block Department Head
The post holder will be required to work a 37.5-hour week (hours between 9am to 5.30pm). Whilst primarily based in our Oxted office the post holder may be required to travel to other offices as and when required.

Salary range: £45k
