Position Overview: The Lettings Property Manager will be responsible for managing a portfolio of rental properties, ensuring they are fully let, well-maintained, and compliant with all regulations. The ideal candidate will have a strong background in property management, excellent organisational skills, and a passion for delivering outstanding service to clients. There will also be a strong focus on developing and bringing on new business.
Key Responsibilities:
- Manage the entire lettings process from property listing to tenant move-in.
- Conduct property viewings and negotiate tenancy agreements.
- Ensure properties meet legal requirements and safety standards.
- Coordinate property maintenance and repairs, liaising with landlords and contractors.
- Handle tenant inquiries, complaints, and requests in a timely and professional manner.
- Conduct regular property inspections and ensure any issues are addressed promptly.
- Oversee rent collection and manage arrears.
- Prepare and manage property budgets and financial reports.
- Stay updated on local rental market trends and regulations.
- Develop and maintain positive relationships with landlords, tenants, and contractors.
Qualifications:
- Proven experience in lettings or property management.
- Strong knowledge of property laws and regulations.
- Excellent communication and negotiation skills.
- Strong organisational skills and attention to detail.
- Ability to manage multiple properties and prioritise tasks effectively.
- Proficiency in property management software and Microsoft Office Suite.
- Customer-focused mindset with a commitment to delivering high-quality service.
- Valid driver's license and reliable transportation.
- ARLA (Association of Residential Letting Agents) qualification or equivalent is a plus.
