About the Job
My Housing Association client is looking for you to play an important role in carrying out day-to-day, repairs, void works, cyclical and planned maintenance activities. You will provide support in analysing and improving the processes, and work to improve quality, productivity, and efficiency. You will support the maintenance team in providing a quality maintenance service and an excellent customer service for their customers.
Roles and Responsibilities:
- Perform all day-to-day maintenance activities as required.
- Going to selected retailors and obtaining the materials you require for the works.
- Where possible a company van may be provided to you for work purposes only.
- Work unsupervised in occupied/unoccupied premises, alone or with maintenance team or external contractors, depending upon the nature of works required.
- Communicate with maintenance team, customers and external contractors and advising on repair options and fault diagnosis.
- Install kitchens and bathrooms including material preparation and handling.
- Responsible for maintenance of tools/equipment and company vehicle.
- Ensure all work is undertaken in accordance with Health and Safety legislation.
- Attend emergency situations outside normal working hours, if necessary.
- Ensure the end of each day you contact the maintenance team to update.
- Be responsible for works that you have undertaken in voids and other Squared properties.
- Support Housing Surveyor as and when required.
- Undertake property inspections and agree relevant work schedules.
- Update knowledge by participating in training opportunities as required by the business.
- Understand and follow policies and procedures always, including Health and Safety, Fairness and Lone Working.
Essential/Desirable Qualifications and Experience
- NVQ Level 2, Advanced Construction Award or similar accreditation in building maintenance work e.g. joinery/carpentry, electrical, gas or plumbing
- HNC/HND Building or equivalent
- Knowledge of Building Regulations or other statutory authority regulations.
- Experience of working as a multi-skilled tradesperson with experience in plumbing, carpentry patch repair, tiling, plastering repairs, light groundworks such as installing fence panels, flooring repairs, drylining, ironmongery repairs etc.
- Experience in installing kitchen & bathroom fittings
- Diagnosing damp and recommending repairs
- Experience of working in a social housing environment
- Supervisory/management experience
- Experience with inspecting properties and scheduling works
Skills
- Good verbal and written communication skills
- Basic IT skills, excel and word
- Full driving licence
