Surveying Manager

We are currently recruiting a Surveying Manager to join us on a permanent basis. You will bring previous experience of end to end contract management into various work streams and passionate about service delivery. Working to provide great homes in great neighbourhoods, we are proud to collaborate with our customers, communities, local and national stakeholders to achieve this.This year will see us launch our new 5 year corporate strategy to 2029 which puts customers at the heart of what we do, providing great places to live and work, with homes that they are proud to live in.Responsibilities Responsible for the management and oversight of all surveying and administrative activities, ensuring timely delivery of investment and maintenance regimes, working in collaboration with Assets, Property Services, Contractors, Colleagues and Customers. Oversee all surveying, end-to-end contract management inc procurement, health & safety, compliance, contract management/KPI's, Leasehold obligations and budget management are undertaken as part of the following workstreams: Stock condition surveys / EPC: Ensure that stock condition surveys/EPC's are effectively carried out within pre-determined timescales and of a sufficiently good quality to enable direct input into our central database and meet the requirements of the Housing Health and Safety Rating System (HHSRS) Section 11 / Disrepair and Environmental Health works: Are inspected, scheduled and remediation works undertaken in line with the S11 timescales, policy and process, mitigating Incommunities risk and responsibilities throughout the duration of the case. Damp, Mould and Condensation (DMC) surveys: Are inspected, scheduled and remediation works undertaken in line with the DMC policy and process, mitigating Incommunities risk and responsibilities throughout the duration of the case. Voids: Are inspected, work schedules produced, works are monitored and completed and Post Inspections undertaken to ensure the void standard is achieved. Pre/Post Inspection of Repairs: Using professional expertise to inspect the required repair and ascertain the appropriate course or action. Post inspect random repairs to ensure quality and VfM. Insurance (Fire/floods ect)/Major or unplanned works: Are inspected with high regards to H&S, scheduled, costed, procured and delivered (as required) in line with appropriate options appraisals and policies/procedures. Disabled Adaption Requests: Are inspected in line with Occupational Therapists requests and works are either monitored (if delivered through DFG) or planned, delivered and post inspected. Property Alterations / Approvals: Are inspected in line with Incommunities policies, ensuring they don't pose a risk to customer or Incommunities but takes a pragmatic view to works requests. Any other surveys linked to Asset Investment Lead, manage and support the surveying team on delivery of all regimes; be the technical support and ambassador for surveyors/surveying and the wider business. Monitor financial spend v budgets, reforecasting and putting mitigations in place if required. Ensure data that is captured and recorded is robust and fit for purpose to be captured in an Asset Management System. Review and updating of related policies, procedures and initiatives making sure these are developed and presented in a consistent standard and meet Incommunities vision and objectives About you Passionate about service delivery embedded through the team Want to lead and develop our surveying and contract management regimes, ensuring our customers are at the heart of what we do. Lead by example; use performance frameworks and measures to deliver and improve the overall service Are adept at change and ongoing service reviews, taking onboard colleague and customer feedback Have a keen eye for detail and a granular understanding of surveying practices to spot "areas for improvement" and efficiencies to deliver an exemplary service Love to learn and develop your own team with consideration to succession planning and colleague development Requirements HNC / Degree / Diploma education or equivalent (depth of relevant experience and/or another similar qualification Experience of surveying, building diagnostic and holistic root to branch analysis, of repairs and void works, with sound knowledge of residential maintenance, refurbishment and insurance claims Minimum 3-years experience of managing a surveying or contract management team with administration support, overseeing the surveying requirements identified within "what you will do" Extensive financial management experience in relation to setting, forecasting, re-forecasting, mitigation and reporting against budgets Experience of procurement, tendering and utilising Schedule of Rates to cost surveys and manage budgets Contract Management in relation to procurement, pre-construction phase plans, H&S, RAMS, contractor and surveyor KPI performance Knowledge of Disrepair, Awaab's Law (to deliver DMC), Stock Condition and HHSRS laws, requirements, responsibilities and expected outcomes to ensure delivery and risk mitigation for Incommunities and Customers Strong customer focus on all aspects of delivery, being able to see the service provided through the customer eyes Strong numeracy and literacy skills. IT literacy, confident in the use of MS Office applications, as well as the ability to use company operational software Full UK driving license and access to a vehicle for business use Desirable / willing to work towards Qualification and/or training in Stock Condition Surveys, EPC's, Disrepairs and Damp and Mould Experience and understanding of repairs/void surveying and collaborating on blockages to meet the required end-to-end turnaround times Benefits Starting salary of £53,037 per year which increases annually West Yorkshire Pension Fund membership - Current employer contribution is 15.
